It?s well known that remodeling the bathroom in your home is an easy way to increase its value. Much like the kitchen, the bathroom is one of the most used, and most appreciated parts of your house. So spending money in either of these areas provides a very high return on investment when it comes time to sell. But just how difficult is it to remodel a home bathroom? Is it as expensive as everyone says? Can you do it on a tight budget?

Depending on how detailed you want to get, remodeling a home bathroom doesn?t have to be expensive or difficult. If your happy with the current location of your plumbing fixtures, you can most likely do everything yourself (with a little patience and guidance). All you really need is some basic tools, some creativity and the time and determination to do it.

There are dozens of options when planning your remodel. Here?s a few of the simple ones most do-it-yourselfer?s can handle:

Open up a bathroom by increasing it?s space.

One of the fastest ways to improve your bathroom is to add some space to it. Adding just a few square feet can transform your bathroom from cramped and crowded to luxurious. If it?s possible, break a wall in any direction possible to add that extra depth. Just keep in mind that any room you take the space from will now be a little smaller. So it?s a bit of a balancing act. Often times though, just a few inches from a bedroom will never be noticed. Yet it makes a huge difference in a traditionally small area like a bathroom.

Let in more natural light if you can.

To add to the effect created by the extra space, try to let in as much natural light as possible. If you can add a skylight or bigger window, you?ll be impressed at the difference. On a recent remodel of my own, I installed an entire glass block wall in my shower. No it?s one of the brightest spots in the house!

Extra storage can work wonders for your bathroom (and the rest of the house too). Adding some shelves, drawers and cabinets will increase the functionality of your bathroom like you never imagined. You just can?t have enough storage space!

Cosmetic changes are quick, cheap and make a dramatic difference.

A quick trip to the local kitchen and bath remodeling center can do more for your bathroom then just about anything else. Try changing knobs, door and drawer fronts, paint colors or countertops. The difference that these changes will bring to your bathroom will astonish you. But best of all, it can be done in an afternoon (or at worst a weekend), and it?s relatively inexpensive.

Change that dated flooring.

Adding character and class to a bathroom is often achieved with a new ceramic floor. Nothing says luxurious better then a nice new ceramic tile installation. Although this is a little more involved then paint and knobs, a little patience and average skills will result in a fantastic looking job. If you?re worried about that ceramic being cold underfoot, look into some under floor heating pads for those cold mornings. They are easy to install (although you will probably need an electrician for this one) and very nice on those cold mornings.

Are Your Curtains Boring ?

Tired of your curtains or drapes? Are you looking for some fast, easy changes to update and add some flair to your window treatments?

Here’s some ideas to add embellishments to your window treatments, adding more of your personality and flair to your home.

Add More Window Treatments

The first is to add additional window coverings. For instance, if you have long drapes, like tab topped curtains, add a swag or valence.

A swag can be anchored in the upper corners of your window with decorative knobs or posts. It will hang and drape down the sides of your curtains and scoop across the front.

For an accent swag, choose fabrics to complement your drapes. If your drapes are solid, choose a print fabric. If your drapes are a dark print, choose a lighter accent color within the print.

Valences go at the top of your curtains, and will hide the top of your curtains. Valences can also be in an accent fabric, similar to swags.

Change the Look of Your Window Treatments

The second way to enhance your window treatments is to change the look of your curtains.

One easy change is to alter the hem and make a scalloped edge. There are two ways to do this.

The first way is to make a template of a scalloped edge. Tape it to the curtain bottom to be sure the proportion is correct. Then, undo the current seam for the hem. Re-cut the bottom to the scallop, and re-stitch the hem to the scallop edge. Viola - a new look for your curtains.

The second way to add a scalloped edge is to add gathers along the bottom. First, measure the bottom edge. Now, divide that sum by 4, 5, or 6, depending on which goes into your edge more evenly. For instance, if the hem line is 60″, 6 will go into it 10 times. This will give you 10 gathers, 6″ apart. Or, for 5″ scallops, you will have 11. For 4″ scallops, you will have 12.

Now, starting at one edge, measure in 4″, or 5″, or 6″, depending on how big you want the scallops. Mark with a pin. Continue, dividing the bottom into even sections.

To stitch the scallops, start at the first mark. Stitch perpendicular to the hem line. You stitches will cover the same length as your scallop - 4, 5, or 6 inches. Once you have stitched that distance, gently pull the thread to gather the fabric. Once it is evenly gathered, knot the thread and repeat with all your marks.

Add Embellishments

The final change you can make to your window treatments is to add embellishments. Let’s start with ribbon.

Here’s a really easy change to make - add ribbon accents. You can add a wide border of ribbon to the hem, or if you have tab top curtains, add the ribbon to the tabs. You can even add ribbon tie-backs to the window frame or walls.

For a more detailed change, add beadwork accents. You can add a beaded ribbon fringe to the bottom, sew beads randomly on the fabric, or add beads to the tab top curtains. If you have a valence, consider adding beads to the top or bottom of the valence.

And finally - add some buttons. You can sew button on the bottom edge or randomly on the fabric. If you have tabbed tops, sew a button at the bottom of the tabs on the top of the curtain.

There are many ways to enhance your window treatments. Be creative - and change those boring curtains!

HDTV Is What Technology Is All About

If you have not yet watched TV on an HDTV you do not know what you are missing. When they promote high definition they aren?t kidding. When my daughter was born I knew I?d be spending a lot of time at home so I invested in an HDTV and two years later I still think it was an excellent purchase. Not only is the picture unbelievable but the sound is much improved as well.

More and more channels are starting to come out in HDVT format so buying an HDTV makes much more sense now as compared to two years ago when I bought mine. When I first got it I think there were only four channels I could watch in HD. They happened to be four channels I watched a lot so it worked out well for me. As time has passed the TV?s themselves become even cheaper and more channels are available so they are a much better purchase.

Many people are not aware that by the end of this year, from what I have read, all TV signals will be sent via HDTV format. In order to watch TV you will either need a HDTV or you will have to have a converter to attach to your existing TV. The converter will not make your current TV an HDTV all of a sudden, it will just allow you to continue to get the same picture you have always gotten. Those converters are going to go for roughly $250 or so, based on my past research.

Now you are considering buying a HDTV, I have convinced you, right? How do you decide which kind to buy? There are regular tube TV?s that are HDTV ready. There are LCD and plasma TV?s. Budget will be a major factor in determining which one to buy. The tradition tube style TV?s are cheaper and they will also fit some existing entertainment centers. The flat screen TV?s will need to be mounted on the wall or most likely require a different kind of base than the entertainment center you currently have.

I did a lot of research before buying my TV. I ended up buying a 42? Sony LCD projection TV. It is a beautiful picture. I am very pleased with the purchase. But, none of these TV?s is without flaws. This particular model has a bulb that helps to project the image to the screen. It has a shelf life of about 18 months. I have had it replaced recently. The bulbs are a couple hundred dollars. Thankfully I purchased the maintenance plan when I bought the unit. Other than that I couldn?t be more satisfied. I can turn out all the lights in the room and throw in a DVD and it is better than going to the movies. I do have mine hooked up to a home theater system. Without that the sound would not be good enough to compare to a movie theater.

Some of the issues with the other kinds of TV?s are: the tube style TV?s are not as compact as the flat screens obviously. They do not get as big as the flat screens. I think the biggest I have seen is 36 inches. Because they are so much cheaper than the other two styles that is all I could think of as problems for the tube style TV. Plasma TV?s on the other hand are the worst buy of them all, in my opinion. My research discovered that plasma TV?s eventually burn out. Whatever is used inside the screen to project the image burns out and cannot be repaired. So, your picture will progressively get worse and you can?t do anything about it except wait for it to get so bad you need to buy another TV. This is a major problem given the price of these types of TV?s. They are the most expensive of the three types. There is no doubt they look nice when you first buy them. They look great in the room you put them in. They are very appealing to most people.

No matter what kind of TV you end up buying the bottom line is that you are going to be amazed the first time you watch your favorite show or sporting event in HD. It is actually funny to me when I look back and think of what TV?s I used to watch when I was little. We had those knobs that you could hear being turned down the street. No remotes, no cable or satellite, and we had to constantly fiddle with the rabbit ears to get a decent picture. I watch a program in HD and I sometimes wonder to myself how they are going to make watching TV in the future even better. It doesn?t seem possible but you know it is. History has shown things only continue to get better.

Selling A Home ? What Attachments Stay Or Go?

The home selling and buying process can be confusing. This is especially true when it is a FSBO (for sale by owner) operation. It?s even tougher when neither the seller nor the buyer is in the real estate business. This article sorts through what stays in the house or condo when it?s sold.

Attachments ? Literally!

In most states, the term ?attached? takes on a unique meaning in real estate. Essentially, it boils down to this, ?If it?s attached to the real estate, it?s no longer personal property.? Practically speaking, anything attached to the home stays with it when ownership is transferred. Applying this concept, it?s easy to see why chandeliers, doorknobs and kitchen cabinets stay.

To determine whether something stays or goes, focus on the attachment issue. Plants can often be a confusing item. Generally, it they are planted in the ground, they stay. If they are in planters, they go. With other items, just look to see if they are attached to the property.

I Am Seller ? Hear Me Roar!

If you?re a seller, you?ve probably spent a good bit of time and effort on the property. What if you want to take a few attached items with you? Can you legally keep it? What if you?re thinking, ?That fixture hanging over the breakfast table has a real Tiffany shade? It was a wedding present from Aunt Elizabeth. I?m keeping it!?

There is a better way to deal with this situation. Before putting you home on the market, remove all items that have become attached to the real estate. Buy another hanging lamp, hang it and pack your Tiffany lamp. Do that for all items of this sort. Be sure to replace each with something attractive and do it well enough that it?s not obvious that a change has been made. When prospective buyers look at your home, everything they see will stay with the home. You are happy, they are happy, everyone is happy! Life is good.

Analyze your home for attachments before you put it on the market. You wouldn?t want to make Aunt Elizabeth angry by losing the wedding present she gave you.

So You Want To Be A Sound Engineer?

Did you know that… if your work and passion are the same, you’ll never work - but have fun everyday doing what you love and get paid for it.

If you have a love for all things audio, read on…

A lot of people I know choose careers without much thought about what their passions, interest and natural abilities are.

They plunge in, some targeting financial rewards as their sole aim, some based on what their buddies are doing, some from suggestions from well meaning friends and relatives.

I am writing this to persons who have an interest in audio and want to investigate the possibilities of having a career as a sound engineer.

The biggest piece of advice I can give to you is that you have to ask yourself if you have the PASSION deep down in you?

Ask yourself - in your teens, did you show any natural interest in things related to sound? Did you take things apart, especially radios, amplifiers, cassette recorders?

Did you always tweak the knobs of amplifiers to get that “perfect” sound?

Have friends always told you that you have technical ability that is beyond them?

If you have a few “yeses”, then you have a chance. In fact, I would encourage you to seriously consider digging deeper for more information about being a sound engineer.

But that’s not all….

Being highly technical alone is not enough to get you far in your career.

Sure, it’s fun to mess around with buttons and knobs all day long. But if you can’t interact properly with clients, they’ll probably not come back for more.

Unless perhaps you have such great technical and musical skills that make up for your lack of personality.

You must realize that being a sound engineer requires you to have great patience and tolerance from sometimes utter rubbish from your clients.

You need to know how to say “no” graciously, or to voice your opinion about a mix tactfully so that nobody’s feelings are hurt.

So, check yourself to see how good you are in this department.

If you plan on starting on your own someday, you need to know about how to market your services.

Almost all businesses don’t make it through the third year in business because they don’t have enough business.

Many of us think that because we’re so good, customers will beat a path to our doors.

In my city, I know of long established recording studios that have folded because of competition from smaller but more marketing savvy studios.

You’re fighting for the same clients in your area - and the one that makes the most “noise” in the market, gets the lion share of the business.

So, remember that you need to ALWAYS focus on how to get clients CONTINUOUSLY through your doors if you want to setup a studio of your own.

Not everyone gets the opportunity to work in the big studios you see in the audio school brochures.

The market is small, but growing because of online content. There will be many opportunities - if you keep up to date with the relevant technologies that people are looking for.

Customers want speed, quality and competitive pricing.

And you can only deliver on those if you work fast and accurately. You will also need to know online technologies as your productions will be broadcast to the world in so many forms, both offline and online.

Continuous study is a must.

And if you want to be able to work in a large recording studio or broadcast facility, you need to be really competent in all these areas.

And that is where you passion comes in. With passion, learning all this will be second nature to you. It will not be a drag, not a chore, but something you WANT to know - and you can’t beat that in any job.

So how do you start?

If you believe deep down in your heart that being a sound engineer is what you want to be, then you have to be strategic in all that you do.

Here’s what I mean.

Get involved in audio anyway you can.

At church, doing recordings for friends, converting audio from one format to another. Messing around for hours on audio software, tweaking software equalizers to see how various frequencies affect the sound.

You have to immerse yourself with sound.

Work for free in a recording studio while studying. That will teach you valuable lessons and you’ll be way ahead of your class. And when you’re ready, a job will probably be waiting for you!

Read pro audio magazines, attend exhibitions and audio talks. Join the AES (Audio Engineering Society), get involved in audio newsgroups. Start a blog on your audio interest, you’ll be surprised how the “word” gets around, and you’ll be documenting your own growth in the industry.

Get your hands dirty!

Perhaps, now would be a great time for me to tel you a bit about myself.

When I was a young teenager, I inherited an old but still working reel to reel tape deck from my uncle. I was fascinated that it could record Jimi Hendricks off the radio without much loss in quality.

I play guitar, so the next logical thing I did was to record songs that I played. I was thrilled.

Fast forward a few years, and I bought my first multi track recorder - a Tascam Portastudio that recorded 4 tracks on high speed cassette, allowed me to bounce tracks, punch in sounds, etc. It was my most precious possession!

One thing led to another and I got involved with video, multimedia and of course, audio.

In 1994, I stated a company that provided video and audio production services. My passion was still in audio and that kinda led to jobs where I provided a fair number of voice over recording services. I loved doing he recordings, sweetening them, taking away unwanted noises, etc.

We later progressed to doing radio ads and that kinda opened a new challenge for me - with sound effects, background music, and even writing the script.

You can say I was fortunate.

And the message here is that if you have the PASSION for it - just go for it while time is still on your side. There are now many fine sound engineering schools, not just in the US, but across the globe as well.

With the internet, getting the necessary info on the latest equipment, trends, techniques, is a no brainer. But that of course also opens up the competitiveness of the marketplace.

But do not worry. If you have the drive, interest and perhaps the natural talent for audio, you will soar and build yourself one of the most satisfying careers possible.

It allows you to be creative, adventurous - and when you here your mix on the radio, it’s euphoric!

Get involved in sound everytime you can. If you go to church, join in the sound ministry. Churches are some of the biggest customers of sound reinforcement companies - just because there are so many churches.

If you’re fortunate enough to be in a large church, you probably have an opportunity to build up you live mixing chops - which is quite different from studio work.

So I’ll say it again - if you have the fire… go for it.

So there you have it - I hope you have the same fortune I have in having a business and career which is also my passion.

I never work. Everyday, I am engaged in my hobby.

There have been many silver pieces from the past that are unlikely to come up in the open for the public from either museums, churches or private collectors, etc. Refugees coming to England had contributed immensely to the quantities of silvers through their high standards of craftsmanship. The silver metal and their designs have been subjected to different influenced.

Of the earlier pieces of silver not a great number have survived, and most of them are in churches, museums or otherwise unlikely to come on the open market. Enormous quantities were melted down during the Civil War, and the majority of old examples to be seen for sales are not older than the last quarter of the seventeenth century. Following the restoration of the monarchy, wealthy men set about replacing their possessions, and great quantities of silverware were made. Much of it was the work of refugees who had come to England recently from the Continent, whence they had fled from religious persecution. Among these Huguenot craftsmen are numbered: Paul de Lamerie, Augustine Courtauld, Pierre Harache and Simon Pantin, recognized for their high standards of workmanship.

The design of silverware was subject to many of the same influences that affected the design of other articles in the home. Turned legs on chairs are reflected in the baluster stems of candlesticks; cabriole legs appear in miniature as supports for cream-jugs and sauce-boats; Chinese patterns were molded or engraved on articles of all kinds, and teapots and caddies have knobs in the form of squatting Orientals; Adam husks and rams1 heads were molded or embossed, or delicately engraved; and Paul Storr, the early nineteenth-century silversmith, employed the varied fantasies of the Regency either individually or all at the same time.

Changes in domestic customs had an equally marked result. The introduction of tea and coffee drinking at the end of the seventeenth century had a big effect on silversmith, and called forth a great variety of pieces. Early teapots were modeled on those imported of Chinese porcelain or Yi-hsing red stoneware; later silver ones, in turn, affected the shape of porcelain and pottery teapots. Cream-jugs, sugar-basins, teaspoons and caddies all came into being with the spreading popularity of the drink. Wine-labels were first used in the mid-eighteenth century, when glass decanters elegant enough for the dining table were made Fish slices were known at about the same time, but the forks to accompany them did not appear until about 1800. Much can be learned of the customs of our ancestors from a study of the subject, and many of the things they used have been in continual employment since they were made.

Eighteenth-century Scottish and Irish silver has its devotees, and much is of excellent workmanship. Often it has an admirable simplicity of line, but most resembles closely the English wares of the period and it is, of course, rarer. Pieces from both of these countries were marked in a manner similar to those of England, but with letters and symbols that clearly indicate their origin.

The monarchy and the rich and influential people used silver wares with the introduction of tea and coffee, creating a big effect on the silversmith industry in the seventeenth century. The silversmith made articles like cream-jugs, sugar-basins, teaspoons and caddies. Their designs were copied from the Chinese porcelain and other pottery works. And the mention of the eighteenth century Scottish and Irish workmanship should be made for their excellence and admirable simplicity.

16 Tips For Daily Living With Cancer

1. Water, water everywhere.

Drink at least eight to ten glasses of water per day. This not only prevents constipation, but helps your kidneys to cope with the medication you may be taking.

2 Short cuts.

If you are going to have cancer chemotherapy, chances are that your hair may fall out. If you cut it short before the time - this way there will be much less hair to lose and the change will not be that remarkable, should your hair fall out.

3. Cut out the coffee.

If you have problems with diarrhoea, caffeine in any form will make this worse. Remember that there are many cola drinks that contain caffeine - look out for these.

4. Watch your temperature.

You are most susceptible to bacterial infections 7-12 days after chemotherapy. Watch out for any signs of an increasing temperature and go and see your doctor. Wash your hands frequently and avoid close contact with anyone who is ill, as you are also very susceptible to viral infections.

5. Three meals a day.

If you are on any type of cancer medication, you should not skip meals. A small meal is better than no meal at all. Nausea is often a problem, especially if you have had cancer chemotherapy. An empty stomach will worsen all symptoms that you do have. Starches such as rice and bread and potatoes are generally well tolerated. Remember fruit and vegetables are good for you too.

6. Bed knobs and broomsticks.

Delegate as much of the heavy housework as you can and let other people help you. The things that you do have to do, should be spread out over the week. Remember that fitting long handles on brooms and dusters can alleviate the bending you have to do normally. Take regular breaks and get a high chair so that you can wash dishes and iron while sitting down.

7. Be freezer wise.

If you are living by yourself, cook more than you need on the days you are feeling better. You will be very grateful on other days if you can just pop something into the microwave.

8. Put your money where your mouth is.

Spend money on decent mouthwash - cancer chemotherapy as well as other cancer treatments can play havoc with the inside of your mouth. The cells inside your mouth are rapidly dividing cells - the ones targeted by chemotherapy. You may develop mouth ulcers. A mouth wash and regular brushing with a soft toothbrush could go a long way towards preventing mouth ulcers.

9. Enjoy yourself.

Just because you have cancer doesn’t mean that you have to stop doing all the things you really enjoy, whether it is seeing people, going to the movies, reading, watching sport, cooking, going to the theatre, going to the pub. You might have to make minor adjustments to make things a little easier, but it is important that you should enjoy yourself as well.

10. The magic of sleep.

Sleep gives your body a chance to regenerate and recover. Usually adults need about seven hours. Try and get an extra hour of sleep every day, if possible. The cancer medication you take can put extra stress on the body - try for an afternoon nap as well.

11. Get some fresh air.

Even if you are not well enough to exercise, an hour or two in the sunshine or somewhere outside where it is pretty can do wonders for your sense of wellbeing. If you are well enough to go for a walk, do so - walking is pleasant and very beneficial exercise.

12. Friends indeed.

This is the time when you will find out who your true friends are. When you are having a tough time, or need someone to talk to, or need to go out somewhere nice like the movies, friends are invaluable. Don’t be afraid to ask - chances are you would have been there for them had the situation been reversed.

13. No pain, no pain.

With modern medical science being what it is, there is no reason why anyone should endure inordinate pain on an ongoing basis. If your painkillers do not work, or if they have nasty side effects, get something else from your doctor.

14. Bathroom blues.

Move into the bedroom closest to the bathroom, especially if you have difficulty moving. Have a handrail installed if you need it. Remember that showering is always easier than bathing. Put a panic button in the bathroom in case you fall or get stuck or injured.

15. Bring on the entertainment.

Many people who spend long periods of time in bed complain of boredom. There is much that can be done to alleviate this. The radio, magazines and books, cable TV, books on tape and videos are but a few examples of things that can be done to combat boredom. Get a book or magazine holder, so that you don’t have to balance the weight of books or magazines while you are reading.

16. Life line.

Get a telephone next to your bed. This is a good idea not only in an emergency, but is also nice for social contact. A cell phone/mobile phone that you can carry around in the house with you is also great Pre-Programmed Emergency numbers.

Unique Window Hardware from Everyday Objects

If you want sometime more unique than a curtain rod to hang your
window treatments (you are my kinda woman! Or man!), there are
many everyday household items you can use instead. Make your own
wonderful and unusual window hardware with:

1. Coat hooks. Brass or metal coat hooks can be attached above
your window to hold curtain panels. Attach curtain rings or
fabric ties to the top of the curtains and place over the
hooks. Decorative touches such as bows or silk flowers can
also be attached to the hooks for a finishing touch. Just
make sure you have a couple of extra hooks to hang your
coat on!

2. Glass or brass door knobs. Scour antique shops or thrift
stores for old doorknobs (It doesn’t matter if they are
mismatched!) Attach them above the window. Tie curtains to
the knobs with fabric ties. (This idea is also great for a
coat rack - just in case you used all the coat hooks for
your curtains! Just attach the knobs to a nice sanded,
stained, and sealed wooden base, and hang on the wall near
your door!)

3. Spoons. Have you ever bought spoons or forks which bent while
trying to eat ice cream? Well, here is your chance to use
those misshapen tools. Bend the utensils in the shape of a
hook! They will make great hardware for kitchen curtains!

4. Cup hooks. Plain cup hooks painted a bright color can also
be used. As with the coat hooks, simply attach curtain rings
or fabric ties to the curtains and slip over the cup hooks!
They look great and they are very inexpensive!

5. If you are a horse lover or have a rustic home, why not try
horseshoes? Attach to the wall with a horseshoeing nail
(anyone know what those are called?) and use the nail to
hold the curtains rings. You can also use the horseshoes
as tiebacks!

6. Clothespins. How about trying old-fashioned clothespins?

Changing your locks may sound like a simple task, but this is true only if you know what you are doing. There are many different styles of handles on the market. The locking mechanisms on certain styles vary and each has a unique function. If you are going to change your locks, be sure to know what type works best and why. Here is some useful information on styles and basics of changing a lock. Knowing what the lock is used for is important in finding the style that best meets your security needs.

Free through Passage Handles: These handles are exactly as they sound. You will not have to worry about locks. They come in either a knob type handle style or a level style which is very popular. Before purchasing these handles, though, be sure you do not need a lock.

Privacy Door Knobs: These handles are often used in the bedroom or bathroom. You can unlock the door by either turning the knob or turning an extra switch on the inside of the door. These are great for those areas where privacy is desired most.

The hole may not be deep enough for a higher quality latch. Open and remove the existing latch plate, which is on the inside of your door. If it does not fit into the old hole, you will need to chisel the hole to give it a deeper depth. Also, be sure to check that the plunger for the deadbolt lines up with the hole in the frame since the lock will not provide proper security otherwise. Adding longer screws into the pre-drilled areas on the latch plate can add extra security.

How to Remove Negative Memories

There are times that apparently bad things happen. We don’t understand why or what the cause of these events are.

Some religious people will tell you it?s Gods plan or punishment. Others will say we create all the events in our lives even the bad ones.

Still more will tell you it is the divine guidance system of the universe, “the great agenda.”

The point is the why is not important. The how is not important.

The past is nonexistent with the exception of our own minds where we continue to suffer through the visual recreation of the ugly event over and over again.

Why continue to allow your negative memories to ruin your present experience? If you were free of the reoccurring negative past, only then can you truly begin to see the present world you inhabit un-jaded.

When you live in your mistakes and bad memories, you are seeing every new miraculous day through the dirty filter of your past.

That makes it hard to just be happy doesn’t it? Even when the stars are bright and everything is going your way.

You just can’t escape the memories that become the basis for the comparison of every new and beautiful experience.

First give yourself clarity, just know that it doesn’t have to be this way. You can be free, you can be forgiven.

Admit that you don’t want to feel this way. You?re tired of feeling wrong. Tired of feeling angry. Tired of feeling sad.

Just know you don’t want to feel this way anymore.

Here is a very simple “visualization” exercise to be rid of the negative memory forever.

Remember this so you can close your eyes to get the full effect and focus.

1. Find a quiet spot to sit or lie down

2. Close your eyes and take a couple very slow deep breaths (deep relaxed breathing is one of the most ancient and effective ways to stay healthy)

3. See the empty blackness of the back of you eyelids, feel the closeness of this comforting and restful darkness.

4. Pull your mind back slowly imagining the blackness becoming larger around you.

5. Now picture a television, one of the old models with knobs (if your old enough to remember _)

6. Think of that bad memory or event and see it playing itself out in real-time on the small television in front of you. All the people involved and just small characters on the little screen.

7. Now i want you to reach out and grab the tuning knobs, feel your fingers grasping the small circular knobs that control the vertical, the horizontal, the static.

8. Turn the knobs; distorting the picture of your negative memory on the screen. Stretch it. Fade it. Change the hue, the speed, the pitch of the voices.

Something that has helped me is tuning the knobs until there is nothing left on the screen but empty static.

Give it a try.

It is easy for those around us to say, just let go of the negative memory. Get over it, and move on.

But for those of us in the experience? attached to it? reliving it for years. It’s not like we want to feel that way, at least not consciously.

Make the decision to change the way you feel.

Now you have at least one method to be free of the past negative memory. I hope it helps and you find freedom, and peace.

Rental Cleanliness and Curb Appeal

If there was only one thing that you as a landlord could do to guarantee you have your fair share of quality tenant choices, it is to make your dwelling as clean and eye appealing as possible. Tenants like clean. Tenants want clean. And quality tenants will pay for clean. (Quality tenants expect other things too. Go to my website at http://www.findthatqualitytenant.com to find out what).

Offering a rental that is cleaner, with more eye appeal than your competition, will often be the edge you need to find quality tenants. This image begins with what is referred to in the industry as curb appeal. Simply stated, curb appeal is how the property looks from the street.

Outside.

To achieve good curb appeal, I highly recommend spending a little extra preparation time on the front of the house. Start with the yard. Cut back low-lying branches. Trim the bushes. Put in some hostas or easy to manage seasonal bushes. Edge them out and spread a little mulch around. Pick up loose trash and pull the weeds, especially in the cracks of the driveway and sidewalks. Take time to grow grass in the bare spots in the yard. Mow the lawn.

On the house itself, start by washing down the exterior. If the house looks drab, splash on some color by adding shutters to the facade. The easy-to-install shutters sold at most discount/hardware stores are inexpensive and will change the look of your rental with a minimal amount of effort. If, after you add shutters, you still wish to add more pizzazz to the dwelling, paint the front door the same color as the shutters. To finish off the look of the house, add a decorative flag or classy lawn ornament to give the place a little character.

When you are done, step to the curb and look at your property as a whole. What you see is what the tenants will see. The very first thing they will see. Will they be impressed, or will they walk away?

Inside.

Cleanliness inside the home is also extremely important. Nobody wants to begin living in their new home surrounded by someone else’s filth. For this reason, everything needs to look, smell, and feel clean. Begin by making sure all walls, ceilings, and trim work is freshly painted, void of holes, and free of cobwebs. Non-carpeted floors should be swept, mopped, and polished.

Carpeted areas should be professionally cleaned between each and every tenant, no matter how short their tenancy was. Carpets hold dust mites, odors, and about every other germ imaginable. Parents hate the thought of their kids rolling around on someone else’s germ-infested carpet.

I know that many landlords have their own carpet cleaning machines and prefer to take on this task themselves, therefore pocketing the savings. I tried this too but was very unhappy with the results. It was a lot of work and I never seemed to get out the stains and dirt like the pros could. I mean, let’s face it: they have better equipment and superior knowledge to attack stains and other problems. For these reasons, I recommend you use professional carpet cleaners.

.As you can probably guess, in addition to cleaning carpet, walls, and trims, extra effort should be used in preparation of the kitchen and bathrooms. These rooms can make or break how your house rates on someone’s clean-o-meter. Dirty kitchens and baths give tenant prospects illusions of germ infested environments and unhealthy living. Substandard cleanliness in these two areas is the surest way to lose potential quality tenants. Thoroughly clean the kitchen and baths and if you have any doubts that they are clean enough, clean them again. If the thought of cleaning other people’s messes repulses you, hire it out.

While you are cleaning the house for display, don’t forget those often overlooked, neglected areas: ceiling fan blades and lights, fingerprints around doorknobs and light switches, all vents and grills, behind and underneath appliances, mirrors, windows, window sills, and any other place you would normally forget to clean.

Another thought to remember is when landlords prepare their dwellings for rent, they generally concentrate on the visual aspect of the task. Most people fail to remember that the sense of smell is a very powerful sense, especially in women. I recommend you remove all possible sources of unpleasant odors days in advance of the first showing. It would probably be worth the effort of placing a couple of air fresheners around the dwelling. Try using the kind you plug into an outlet, which slowly release an attractive smell for up to a month at a time. The key to success is to have the place smell nice before a single tenant prospect walks though the door.

I know that cleaning a rental to the standards I recommend can be a lot of work. Personally, I dislike it so much I hire it out. Even so, I know for a fact that I consistently rent my dwellings for above market rents, to quality tenants, and I’m sure it is because they always have superb curb appeal and are extra clean. Please, take my advice; Go Clean!

A pulsing current is applied to the coil, which then induces a magnetic
field shown in blue. When the magnetic field of the coil moves across
metal, such as the coin in this illustration, the field induces electric
currents (called eddy currents) in the coin. The eddy currents induce
their own magnetic field, shown in red, which generates an opposite
current in the coil, which induces a signal indicating the presence of
metal. There are certain features needed for certain places the device is
going to be used for. If you intend to use it on the beach, the terrain

So what do you think then? Do you like my room? I’m a teenager now y’know - youll find no daft kittens on my wallpaper, thank you! Oh no, those huge orange and pink flowers are very modern, especially as theyre teamed with a bright pink nylon carpet and orange curtains. But have you noticed the ceiling? Every other polystyrene ceiling tiles painted orange. Is that cool or what?

So now youre here, what do you fancy doing? Oh, you want to look in my wardrobe? Hmmm there are a few embarrassments in there, but theyll probably be stuffed at the back so you wont see them and hopefully Ill have something there to impress you with. How would I live with the shame if you thought my clothes werent trendy?

Its quite a nice wardrobe isnt it? Notice the agreeable combination of white and teak formica? And what do you think of those funky looking V-shaped brass look knobs? Yes, I realise that some of the brass colours flaking off and you can see the plastic underneath, but on the whole its nice, dont you think?

Im just gonna have to move this whopping great velvet donkey out of the way or I wont get the wardrobe door open. My uncle went to Spain yknow, on one of those package tours that are all the rage at the moment. Went on a plane he did, and brought me back this donkey. Its stuffed with straw and its plastic eyes come out but were not fussed about safety standards and all that so I was dead chuffed with it. Theres a little flamenco lady on the dressing table, if youre interested. Be careful not to mess up her dress though.

Sorry? What did you say? Oh, youre still waiting to see my gear! Ill just get some out for you and chuck em on the bed. Those striped tank tops are nice arent they? The brown, orange and yellow ones really nice, but the purple and pink ones my favourite. I usually wear it with this pink suede mini skirt. Mind you, lurex is all the rage at the moment, so I wear these black and silver bell-bottoms quite a bit too, usually with this black satin blouse and my white leather-look Donny Osmond cap. Not that I like Donny Osmond, but the caps cool. The trousers look a bit long but thats because theyre made to be worn with platform shoes. Mum says Ill break my ankle wearing em, but if she thinks Im gonna wear those awful Clarks t-bar shoes she bought me, shes got another think coming. Oh look, my old red bibbed hotpants! Id almost forgotten I had those. Theyve kind of gone out of fashion a bit now, but I lived and died in them last summer. To be honest, Im trying to persuade my mum to buy me a mohair tonic skirt. Yknow, that iridescent material thats all the go at the moment? My mates got a suit, but I know I wont get that so a skirts gonna have to do. Ill need a Ben Sherman to go with it though.

Ive got some t-shirts and things in my dressing table drawers, and if you like, you can have a look through my make-up bag. The glitter eye shadows pretty cool, especially the purple one. If you cant find it on the dressing table itll be on the floor next to my hairdryer. Yknow, one of those with a huge plastic hood that fills up with warm air when you attach it to the blower. I used to wish my mum would buy me a proper hairdryer though, cos getting your hair to flick under at the bottom with one of those isnt easy yknow, but since I had my hair cut in a DA (ducks arse - so named because of the layering at the back) I dont really use it much.

Oh, careful! You just knocked my jewellery box down. Its mostly tat but I like the chokers, especially the royal blue velvet one with a cameo stuck on the front. I wear the mood ring sometimes too.

Hold on a second. Dont open that cupboard or everythingll fall out. Its just full of old Jackie and Popswop magazines and old games. What games? Oh, yknow, the usual sort of thing mousetrap and ker-plunk are in there, and I think Ive still got Twister. Theres a pair of clackers in there too, but mum doesnt like me using them. She says theyre dangerous, that you can break your fingers with em, but I think its just the racket they make that she cant stand. Look please dont open it. Oh no! Youve gone and found my old Cindy dolls. No, I dont play with them anymore, but I havent the heart to chuck em either. I used to have a Tiny Tears doll too yknow, but my so-called friend pulled her head off. If you fed her a bottle of water she actually peed herself.

Look, why dont we just listen to some music? Ive got a cassette player on the shelf and Ive taped some really good tracks off my albums. We only have a radiogram downstairs so I cant do any direct taping, but holding the microphone close enough to the speakers works pretty well. Thats how I get music off the radio yknow. The radiogram sods up your records a bit, but only because of the stacking. When you keep dropping them down on each other they end up scratched. Its always a laugh playing a 33rpm album at 45 though. Ours has 75rpm on it too, so mum can play her old Mario Lanza LPs. I wish she wouldnt though. Dad says hes gonna get a proper music centre, one with a clear vinyl lid, but it hasnt happened yet.

Heres a good cassette. Ill just pop it on. Thats the dog barking in the background, but you can still hear the music ok. Im a bit fed-up with Sweet now coz my mate kept playing Ballroom Blitz over and over for two whole days, so Ill just fast forward past that one. There, Alvin Stardusts better. Oo, oo, my cooca choo nah nah nah. The Glitterband are the best though. Theyre Garys backing band but have become quite famous in their own right since releasing Angel Face. The drummers drop dead gorgeous. Oh just the thought of those biceps! Ive been to a few of their concerts yknow and met a couple of the band. Not Pete though, I’m still working on that. Its dead easy to find our where pop stars live you just look em up in the phone book. Hardly anybodys ex-directory. I bet theyve got those cool-looking tow-tone Trimfones too.

Oh dont put that tape on. Its just old Jackson 5 and David Cassidy stuff. Yknow, somebody predicted that Michael Jacksons skin would eventually turn white but I dont believe it. Here put this one on instead. Its full of Rubettes, Mud, Wizzard and T-Rex. Did I tell you about my mates big sisters friend? Evidently shes a Rubette groupie! Her and her mate follow them around on tour and sleep with them after concerts. Can you believe that? Id call them slappers but the term hasnt been invented yet so tartsll have to do. Some of the boys would probably call them slags but I hate that word.

Anyway, Ive gotta go out soon. My dads driving me round to my mates house in his Cortina (I wish hed get a Capri) cos were going to the pictures to see Stardust tonight. David Essex is in it yknow. Oh, hes got gorgeous eyes! I hung some furry dice in my dads car once, but he took them out. The man just doesnt have taste!

Mary was dumped by her boyfriend. Everywhere that Mary went the gossip was sure to go. Her work mates were of no help whatsoever. When she got within hearing distance of them, they’d pretend to be nice to her. And he was tired of hearing the same old phrase over and over…

“Don’t worry girl, there’s lots of other fish in the sea…”

The day dragged on and on. The paperwork was unrelenting. The boss was a pain, the stupid secretary kept staring at her, the jerk in the next cubicle was already trying to ask her out, the copier was messed up because someone had photocopied his butt as a prank… one of the major reasons why office copiers quit working. Mary was annoyed!

Finally the workday was over! She went home, locked herself in the house, ripped the phone cord out of the wall, and isolated herself from the rest of the world, sinking deeper into the Sea of Self-Pity. “Who cares about the other fish? I want the one that got away!” she muttered to herself. All that wasted time, the waiting for the right fish to come. Waiting and baiting, luring and scoring…

…And then the yanking away! Another trophy fish… Gone.

She grabbed her diary and pen from under her bed and made herself as comfortable as possible. She jotted her thoughts…

Natural gas grills are machines that work on natural gas fuels, such compressed gas, a fossil fuel with methane as its active element. These natural gas grills come in various sizes and shapes, and display a wide array of features, depending on the particular make.

Model Home Secrets To Getting Your Empty Home Sold In Six Weeks Or Less

If you are trying to sell an empty home, you may have found this to be a blessing and a curse.

An empty home is easy to show. Buyers might like that fact that they can move right in. Potential buyers might even have an easier time seeing themselves in the home.

On the other hand, an empty home may feel cold and impersonal. Buyers are looking for a home that they can fall in love with. Even if your home is the nicest home that they buyers look at, if they don?t ?feel the love?; they will probably buy someone else?s home.

How I got started staging homes

I started staging homes several years ago. I had gotten my real estate sales license during a dreadful buyers market. The market was so bad that most well priced homes were taking six to twelve months to sell.

I started staging my new empty home listings after selling a home that had been staged by the owners. It was the owners second home and the decorations were perfect. This home sold and closed in six weeks! Not only that, but I had other buyers in the wings ready to buy, if the first buyers failed to close. I realized I was on to something.

I bought and studied a book called ?Dress Your House for Success? by Martha Web. Her book helped me to figure out how to repeat the ?six week home sale?, over and over again. The fast sales made my clients happy! The fast commissions made me happy!

I bought staging items which cost me about $300. Then I staged and empty home that I had listed for sale. Shazam! The home sold in six weeks despite the buyers market.

Home staging doesn?t always work as expected, but if the home is priced right and has enough showings, six weeks is my average time to sell an empty, staged home.

How you can easily stage an empty home so that it sells quickly

First of all, I make sure the home is sparkling clean. You want everything to look as close to new as possible. All chrome must shine. All stains, from every surface, must be removed. Windows, the window screens and window sills should sparkle. Touch up paint or repaint as needed. The flooring, including tile and carpet, must look and smell clean. Dust and cobwebs must go! Clean like you?ve never cleaned before!

An empty house can be staged without moving any furniture into the home. To stage my listings, I only have to move in four plastic boxes of light-weight decorative items plus several silk or plastic plants.

What I am trying to do is to create a ?model home? look, but without the furniture. If you?re not sure what I mean, visit a few model homes. Model homes are a wonderful and quick education in staging. Ignore the furniture in the model homes, and instead concentrate on the decorations. Take a camera with you, to take pictures, if you want.

The following is a room by room description of the items I use to stage a home. You can decide where each item should be placed, and how many to use. Don?t over do it, but ?stark? is not a good look either. All staging items must be new or look new. No exceptions! Make sure the silk plants are cleaned regularly.

Staging the front door:

? Place a brand new, fun door mat in front of the door. I buy a new one for each home I stage.

? If the door has a hook to hang seasonal items on, do so when appropriate.

? The front door area has to look neat and clean. Sweep the steps and side walk and wipe down the door if needed. Make sure the front door light and doorknobs shine. First impressions count.

Kitchen staging items:

? Place exciting and interesting kitchen towels and oven mitts that match the towels on the kitchen counter.

? I place veggie / oil filled decorative glass jars, grouped together on the counter.

? Silk plants and silk plants in baskets: one for the top of the fridge, more for on top of the cabinets, and if appropriate, one for the counter top.

? Decorative (empty) soap and hand cream dispensers.

? I have put together a gift basket (for decoration only) which I put on the kitchen counter. It includes all sorts of fun kitchen items, towels and knick knacks. I do this to add emotional appeal to the kitchen and home.

? Other interesting items to suit your tastes.

? I also replace any burned out light bulbs.

Bathroom staging items:

? Big, soft, fluffy new towels, large and small, tied up with raffia or decorative cords.

? Decorative soaps

? Matching soap dishes, toothbrush holders, cups etc. Buy some that are fun for the guest baths, and buy some classy, romantic ones for the master bathroom!

? Lots of candles and candle holders. Don?t be cheap on these. Get the nicest you can buy.

? More silk plants

? If you feel it will help, buy and use a new rod and shower curtain. I have done this before. You will know when and where to use these.

? I replace all burned out light bulbs. If the bulbs wattages are too low, I will replace them with brighter lights.

Items for the living room, the family room and bedrooms:

? Large and small silk plants placed to enhance nice areas or placed take the eyes of the buyer away from areas that you don?t want the buyers to concentrate on.

? More silk plants for any plant shelves.

? When ever possible I use classy wall art: framed pictures and posters, etc.

? I have also used rocking chairs, wooden rocking horses (kid?s room), pottery, and vases filled with dried plants.

? I have rented live plants for larger homes. Ten large, beautiful plants cost me $150/month. The plant company took care of the plants. This was well worth the cost. I can highly recommend this for adding to the emotional appeal of a large, empty home.

? Make certain that the curtains or window coverings are open and the windows are clean. I want the home to be bright and inviting. This helps to create a positive feeling to the home. In addition, the ?drive the neighborhood? homebuyers can see in and decide if they want to get into the home! Every potential buyer counts.

The items mentioned are just a starting point for staging. I am continually adding more items and getting rid of items which have ?aged?. So far over the years I have spent about $1,000 on staging items and now have enough items to stage two homes. I have made my investment back many, many times over.

I can highly recommend staging to both homeowners and real estate agents. Your home or home listings will sell faster and for more money.

Swift Thrift

3) Shop at many thrift boutiques. Often times you can find vintage accent pieces that cost less than brand new. Vintage items can add darling charm to your decor. Be on the look out for the newest trend: glass doorknobs. Replace your old doorknobs with gorgeous designs that are reminiscent of the 1940s.

Use your imagination and by all means have fun. Your home is an expression of you and an ongoing work of art.

Getting Your Grill Ready for the Barbecue Season

When the fall ended, and winter was just around the corner, you probably did like most of us and threw a cover over the old grill, rolled it into the back of the garage or a shed (and some of us even left them standing outside on the patio), and tucked it away for the season. With the grilling and barbecuing season just around the corner again, your thoughts are probably returning to that old grill. But before you fire it up, you will want to do a little spring cleaning to get it ready for the season ahead.

Here are a few simple things to do to ensure that your grill operates all season safely and without issue.

Clean the Grids, Grate and Briquettes

First, inspect the lava grate (upon which the briquettes rest) to see if it is broken or about to break, which is fairly common considering the extreme changes of heat it endures. If you see that it is broken, replace the grate.

Next, check the cooking grid (or grill) and warming rack. Thoroughly clean them with a wire brush or scraper to remove any built-up food residue, using a mild detergent solution or a commercial degreaser. If the grid is broken or severely chipped and gouged, replace it with a universal replacement available at most hardware stores, or if you are finding it difficult to locate, order one from the company that made your unit.

Now about briquettes. First, if you noticed you were getting a lot of flare-ups or uneven heat distribution last season, you should discard the old briquettes and get new ones. If you don’t have to replace your briquettes you will still need to clean them. If you have ceramic briquettes, the easiest way to remove old grunge and buildup is to put them in the sink and cover them with vinegar. Let the briquettes stand for 10 - 20 minutes. Drain off the vinegar and rinse thoroughly with boiling water. Let dry thoroughly before using.

If you have the porous lava rock you might want to check with your local dealer about a commercial cleaning solution; however, if they are more than two seasons old, you should replace them.

Check the Grill Ignitor

If when you give it a test the igniter does not seem to be functioning, check to make sure the electrode is one-eighth of an inch away from the burner. This is the correct distance required for spark generation. Examine the ignitor closely to ensure that no food residue has built up on the electrode. Additionally, check to see that the electrode is not cracked. Check the surrounding area of the igniter to be sure that it is not shorting out or sparking at the grill frame or the casting bottom. If none of these problems exist and it still does not spark, it is time to get a new igniter which is easily available at your local hardware store or directly from the vendor.

Clean and Inspect the Grill Burner

CAUTION: Be sure to consult your owner’s manual for the instructions on how to remove the burner. Also, before removing the burner, take particular note of the position of the Venturi tube(s) at the gas control valve. Do not try to remove the Venturi tube(s) from the burner base itself as it is extremely easy to damage the sealing gasket and break the seal.

Following your grill manufacturer’s instructions, remove the burner. Use a stiff brush to remove any built up residue from the burner. Inspect closely for holes or cracks which occur most commonly at the burner seams. Un-clog the burner ports, which are the little holes along the edge of the burner using a toothpick or a piece of copper wire. You may also use a small nail, but be careful you can easily pierce or damage the ports. If you encounter any kind of damage, do not attempt to re-use the burner. It is simply not worth the plastic surgery to save a few dollars on a burner.

After sitting over the winter, the Venturi tubes may contain dirt, spider webs, water or other debris. These tubes may be cleaned by using bent pipe cleaners, a very small bottle brush, or a special Venturi brush which can be purchased from your local barbecue dealer.

Clean the Grill Housing

Now, while everything is out of the housing it is a good time to clean it as well. Using a commercial grease remover, wear rubber gloves and eye protection and use a stiff, steel brush and a scraper to remove any soot and grease residue build-up from the inside housing of your cooker. Before actually cleaning be sure to cover valve holes and connection parts with aluminum foil to protect them from damage and blockage.

After you have brushed and scraped the grill interior, wipe away any remaining grime and dry with paper towels.

Now is also a good time to check and ensure that all the nuts and bolts and other connections on the grill are solid and tight. This will help to ensure the grills stability and steadiness.

You Are Now Ready To Put It Back Together Again.

Reinstall the burner(s), igniter, rock grate, lava rocks or ceramic briquettes, and the cooking grids. Be absolutely sure to replace the burners exactly as they were before you removed them. When replacing the burner, remembering the Venturi tube(s) position from earlier, place the ends of the Venturi tubes over the gas valves so they engage in a straight line. Make sure that the valve orifices are one-quarter inch inside the Venturi tubes.

Inspect the Hose Assembly

Before starting, remember these rules to ensure your safety:

- DO NOT SMOKE or permit any flame or other source of ignition in the area while conducting the leak test.

- DO NOT use matches, lighters, or flames of any kind to check for leaks.

- DO NOT use the grill until all leaks are repaired and double checked!

- DO conduct the test outdoors in a well ventilated area.

- If you are unable to stop a leak, shut off the gas supply and call a qualified Gas Appliance professional immediately.

Inspect the hose closely for cracks, nicks or cuts. If you find any, do NOT attempt to repair them with electrical tape or any other kind of sealer. The gas is under pressure and any defect weakens the hose which can easily result in a fire or explosion. If any defects are found, replace the hose before attempting to use your grill.

The Soap Test

If no damage is readily visible it doesn’t mean it doesn’t exist. To really verify that there are no pinhole leaks, perform the soap test by mixing a 50/50 solution of water and dishwashing soap in a bowl. Make sure that all the control knobs are in the ‘Off’ position, and rub the soap solution over all hose connections. Then, turn the gas on at the tank (or the gas valve for natural gas units) and check each connection to see if there are any bubbles gurgling up. If there are, the connection is leaking gas.

If you detect a leak, wipe off the solution, remove the hose and reconnect it again, being sure the fittings are straight and connections well tightened. Be careful not to overtighten though as you could strip the connection. Once you are satisfied that all connections are tight, perform the soap test again. If the leak persists, replace the hose assembly prior to using your grill.

Check the Tank

It is also important to check your propane tank, if you have one, to ensure there are no holes, dents, rusted weak spots, cracks, or other damage. If any damage is detected, the tank should be replaced immediately. Also, most areas have a expiration date which governs the life of the tank. If the tank is past its expiration date, replace it immediately.
