Fix and Flip: What To Fix

You’ve bought a house, a fixer-upper you can make some money on. What improvements and repairs should you make? First of all, you need to know this before you buy, as I explained in another article. Before and after you buy, though, you need to have some simple rules with which to start analyzing possible fixes.

Return On Investment

A young couple was very disappointed when I told them there house was worth $110,000. “We just put $40,000 into remodeling the kitchen!” they told me. I looked at the kitchen. It was nice. They had added $10,000 in value to the house by spending $40,000. This is a classic example of a bad return on investment.

With fixer-uppers, you have do things which give the most “bang for the buck.” Aim for a three-to-one return on improvements. If you’re going to resurface the driveway for $1000, it better raise the value of the home by $3,000. Even when you’re just guessing, keep this three-to-one formula in your head, if you want to invest safely.

How To Fix A Fixer-Upper

With things like new curtains, you can’t really estimate the increase in value. What you can do, though, is group together the many small repairs and improvements you are considering, and imagine how the house will look when you are done. Then you can estimate whether you will have increased the value enough to justify the cost.

It often is in the small details that you’ll get the best return on investment, so look at these first. An investor friend of mine once had a wall put up, and for less than $1000 created a new bedroom, probably raising the value of the house by $8,000. Now that’s a good return on investment.

Bathrooms and kitchens are important. A $1000 updating of a bathroom can add $4000 in value to a home. Spend $2000 wisely in the kitchen (New fridge, re-finish the cupboards, add a garbage disposal, etc.), and you can add $8000 to the sales price of the house. Look for changes which are most universally valued (don’t paint the kitchen pink because YOU like that color), and be sure you get a decent return on investment.

Depending on the fixer-upper, there are many potential improvements that can be worth doing. These include adding a carport, new doors, fences, gazebos, sheds, painting, carpet, benches, a new closet, a new toilet, a new stove, a shower/tub surround, and trees or bushes. The bottom line is the bottom line: be sure anything you do returns more than you spend, preferably three times as much.

Baby Clothes Home Display

To add a touch of heritage to a child’s room, why not display some of their own baby clothing. These little memories of made of cloth look great on a display hanging rack made for a tabletop or dresser. As the child grows older they will love to use their own clothes for their dolls to play dress up. To make your own display rack, these are the things you will need:
* 2 porch spindles
* scrap wood
* hanging rod (for a closet; a wooden dowel will also serve)
* screws
* drill with screw bit
* scrap fabric
* spray adhesive
* 2 rosettes (used for closet bars)
* wood glue
* 2 decorative knobs
* paint (color is your choice; you can also use a wood stain if the wood is nude)
Take the porch spindles that you might have purchased at Home Depot or somewhere similar and paint them whatever color you wish, keeping in mind the colors of your child’s room or furniture. Then, cut two pieces of wood for the base of the rack and the top. The size depends on the size of rack you wish to build. To hold three or for garments, the base should probably be about 18×8 inches. Set aside the top piece for now. Fasten the spindles to the base using screws through the bottom of the base. To make sure that the base will not scratch your furniture, attach a piece of fabric to the bottom with adhesive. Sit the rack upright and screw on the rosettes. Now place the bar on the rosettes as you wood in a normal closet. Take the top piece of wood and fasten it to the spindles with screws. Lastly, you can glue the knobs on top of the rack as decoration. Of course you can be creative and pick any decorative items you wish.
Now you have made a fun new display rack for your children’s clothes. Place your kid’s clothes on the rod using baby clothes hangers, and the project is complete (wooden hangers may be the most decorative). Perhaps you will keep it in their room or perhaps you want it for your own. It quite possibly will become a family relic that will go on for generations.

One of the better aspects of routing on a router table is the ability to attach a dust collector to your router fence. Acoustic

Flamenco guitars are similar to classical guitars, however, they produce crisper and thinner sounds than the other classical guitars.

2) Steel-top

Steel-top guitars are much similar than the classical guitar but are constructed to be more resilient. The parts of the steel-top guitar are reinforced and their bodies are significantly larger than the classical guitars. They also produce a warmer tone than the classical guitar.

3) 12-String guitar

A normal guitar usually has 6 strings, but the 12-string guitar, as its name implies, has 12 strings. Each string is accompanied by another string with the same note but is usually tuned in a higher octave. This guitar produces a semi-chorus effect which is very pleasant to the ear.

4) Resonator

This type of guitar is similar to the steel-top guitar, but the steel in the middle of the soundboard is used to amplify the sound from the vibration of the guitar strings to produce a very thin and distinct sound. These guitars are generally used when playing the blues. results on the AOL and Netscape databases. Other lesser databases also rely on Google,
so that if you are well represented on Google, then youll be well represented on over sixty per cent of Internet search facilities.

You should also obtain a listing on the Open Directory Project (DMOZ.org) which is not much known about but very well respected in the search engine optimisation industry. The Open Directory does not use the normal search engine “spiders” or robot searchers; instead it uses over thirty thousand volunteer human editors who are ostensibly experts in their own fields. The theory behind this is that it ensures relevancy, accuracy and quality of all listings. A listing in DMOZ will therefore ensure a listing on Google and probably earn you an enhanced ranking there. Then all the others, like Yahoo, AOL, Netscape and the rest are bound to follow.

Optimisation is everything. The Applied Web Marketing website itself has the number
one position on Google out of 1.47 million search results for the search term “applied
web marketing”.

After optimisation is the submission process. Perceived wisdom of the moment says it is best to submit manually. Manual submissions to dozens of search engines and
directories can be very time-consuming, however. There are some good automated and
semi-automated software packages available out there to do the submissions for you.
But for the major players do find the time for manual submissions. Some search
engines, for example Alta Vista, make it impossible for automated submission by
software programs, because of individualised text codes that must be entered by hand at the start of the submission process, so you have to submit to Alta Vista manually as well. But that just takes about three minutes.

Dont bother with ads that say that they can “blast your web site to 500,000 search
engines”. There arent that many search engines; theres only a few hundred in total, and only about a dozen of any major importance. Youll just pay your money and be very disappointed. Most of these so-called search engines are link farms, FFA or free-for-all sites, which nobody every looks at, and which are responsible chiefly for sending out spam. If you link to such web sites you risk being penalised by the bona fide search engines.

The next thing to have lots of is patience. A listing on Google should probably appear
within a couple of weeks if you have optimised your pages properly (incidentally, if you have multiple pages on your web site, as is mostly the case, it is important only to submit the index or home page, and let Googles spider “Googlebot” to find and index the other pages itself using the links that you should have set up on your site.

How to get big results with super-cheap fliers. Kevin NunleyRita started her home-based business after a long illness. Her insurance wouldn’t cover all her medical costs. She figured she could bridge the difference by selling her popular gift mugs.

Friends and the hospital staff had been delighted with them. She found herself busily filling orders for her customers’ relatives and associates.

“Wow,” she thought. “This could be the answer to my prayers. Selling my gift mugs could earn the extra money I need each month.”

One problem remained. In order to make the plan work, Rita needed lots of new customers. Word-of-mouth from friends and past clients was wonderful, but she needed a more powerful way to get the word out quickly.

A man at an ad agency told her to have nice brochures printed, mail them to hundreds of businesses, and place a weekly ad in the Sunday newspaper.

“But you don’t understand,” she protested. “Anything I spend on marketing has to come out of the grocery money. I can’t afford any of the conventional marketing options you’re talking about.”

It’s a situation that most of us have been in at one time or another. All the wonderful marketing ideas the experts talk about–radio ads, mass mailings, card decks–all take money. They require more money than we can spend without sinking down the debt drain.

Here’s one of my favorite solutions to the “no money” marketing crunch. For about 20 dollars you can have your corner copy shop print up 1000 fliers. A cheaper, more effective way to market has never been invented. A well-designed flier is like a full-page ad delivered directly to your carefully targeted prospect. No multi-thousand dollar newspaper ad can make that claim.

Keep your flier copy simple and to the point. Your prospect may only glance at it before tossing it in the trash. You must make your offer within the first three seconds as her eyes run over the page. Start with a banner headline that sells the benefits your product, service, or organization will bring the prospect. Let them know how their life will be easier, happier, or more successful after they have bought from you.

Instruct the potential customer how to buy what you sell. A short “call me today!” or “stop by our store at lunch!” greatly increases your response. Include your name, phone, fax, email, website, location, hours–and anything else that makes it super easy for the prospect to contact you.

It costs no more to have your flier copied on colored paper, so choose a color that grabs attention but won’t make your copy hard to read. Lighter colors are best.

Many successful fliers have no pictures. Line drawings are easily copied. A photo needs to be half-toned first to give a clear photocopied reproduction. Your copy shop can prepare the photo for you. Also pay attention to the quality of the copier. Some of the newer, better maintained machines turn out photo copies that look as good as offset. The better copy shops often charge slightly more, and you may find the increase in copy quality well worth the slight increase in price.

Many shops have machines that staple rubber bands to each copy. This makes it easy to attach your flier to door knobs at homes and businesses. Be aggressive, but polite, when distributing your flier. Leave no stone unturned. Drop the fliers off on car windshields, under doors, on counters, light poles, community and office bulletin boards, and at schools.

Enlist the help of young people and youth groups to go door to door for you. Tell others with fliers that you will pass their’s around if they do the same with you.

I once put one of my fliers on a light pole in San Francisco. A year later a friend called in hysterics. “You’re in StarTrek IV!” While shooting on location, the movie crew had left my flier in the background of a scene. There was my photo and flier displayed prominently between Spock and Kirk. My message reached millions world-wide for the cost of a single copy–2 cents.

And that’s my two cents about fliers–one of the world’s cheapest publicity weapons.

When remodeling your home, whether you are installing new circuits, redoing your living room, or just fixing that stubborn sink, homeowners are always caught in a quandary as to whether or not to call in a hired hand.

Calling in an expert is, for most people, the most prudent choice. A good many number of people have learned the hard way that fixing that leaky faucet isn’t as easy as it looks. However, these experts can come with quite a price tag and in most cases, enough to make the homeowner think twice about doing the installation or repairs themselves.

If you are one of the millions of homeowners that are considering doing the job yourself, or one of the other million seriously considering hiring a contractor, here are some tips to help you make that decision: a decision that could either cause that busted circuit to blow up, or your wallet to hemorrhage.

Does The Repair or Installation Need a Permit?

This is the first question you must ask yourself, whether or not the work to be done needs a local building permit. Simple repairs will not need such permits, but major installations may require that you apply for one. Installations that may require a permit include electrical wiring, plumbing, and other major physical additions to your home.

Most permits will require that you hire a contractor to do the job stated. So in that case, you should have one on hand.

Can I Actually Do the Thing?

You will need to honestly ask yourself whether or not you can do the installation or repair yourself. This is probably the trickiest question to ask yourself, and is probably where most homeowners fall in over their heads. If you have had experience doing jobs similar to this, or if you have been able to observe others at work with such a project, or if you aren’t confident enough
to do the repair or installation yourself, then it is probably worth hiring a contractor.

Will This Fall Within My Budget

You have to be financially realistic with an installation or repair project. Some people don’t realize that they actually can save more when they hire a contractor then doing it themselves. This happens when the time spent working on an installation costs you more than it would if you hired a contractor. This is especially true in the case of very busy people who actually spend money just to have annoyances fixed so that they can focus on their work.

Large projects may cost you more than it would a contractor – who will probably have better access to higher quality materials. However, if you are intimately familiar with the job to be done, you might have an advantage over these contractors and will be able to customize the materials and the jobs to your liking. Then again, practically speaking, larger projects are better off in the
hands of contractors.

But if your project is small, like broken faucets and doorknobs, you will probably save a ton if you do it yourself. But if you worry in the very least that you could break the broken part further, then call your contractor.

Doing it yourself is risky; if you do get the hang of it, it’s usually at the cost of a few more irreparable jams, faucets, and etc. due to having practiced on them - you will save a lot more in the long run. You will also be the envy of your neighbors’ wives and husbands, “Look at them, they do their own faucets!”

Time is gold, so you should also consider how much time such repairs or installations will cost you. If you have time to burn, and would like to improve your skills at building and repairing, then by all means take a shot at it.

In the end, you may want to do some of the repairs yourself, but you will also want to keep the number of a trusted contractor in hand for jobs you don’t want to touch. The truth be told, if you have a good-relationship with a contractor you are comfortable dealing with, you probably won’t need to consider the alternative : unless you just want to try to be Builder Bob for a day.

If you havent gotten an opportunity to watch this show, the object of the game is to decorate one room in someone elses house with a budget of a $1,000. The decorators truly struggle to accomplish this so you know it is hard when even they, trained professionals, are having problems creating the room of the homeowners dreams. Do not despair just because your money is limited- you can still create a warm and inviting home frugally. When people come into our home and see our front room (the only room we have decorated since we are relatively new homeowners) they always comment on how beautiful our drapes, furniture, and whole look of this room is. Do you think I disclose that we put the furniture together ourselves and that the whole dcor came compliments of Target? No way! Watch television shows, read books, and look through magazines to gather inspiration for creating a stylish home. Although many of the things you look at are completely out of your budget, you can try to recreate it with lower costing materials and a little creativity. Paint is the cheapest way to really change a room. One thing I have learned is to never be afraid of color- bright colors can really liven up a room. Be wary though with small rooms because this can make the rooms look smaller and closed off. In smaller rooms use softer and lighter colors- yellows, light green, lavenders, and white/off-white.
Getting your home organized will make your house look well-kept. To find out some great ways to get your home as well as yourself organized, go to www.organizedhome.com. With different styles of baskets to organize your items it not only makes the room look cleaner, but it also adds to the dcor.
Target, Kmart, and Walmart all offer great items for your home at a much lower cost. Target has fantastic drapes, tableware, towels, pillows, and furniture for your home. Kmart offers incredible linens, drapes, and sheets from the Martha Stewart line. Walmart offers great fabrics for those do-it-yourself projects in making pillows, drapes, and linens.
To add pictures to your walls, look through old art books or photograph books. Buy a cheap frame to put it in and you will have beautiful artwork for a fraction of the cost.
Rearrange your furniture in your home. Try to find new ways to break up a room or to make the room more open and inviting.
Light a candle and put potpourri in a bowl. This really warms up a room, not to mention adding a beautiful smell to the air.
Find slipcovers for your couches. Doing this is a lot cheaper then buying a new sofa and when you get tired of it you can take the covers off. These are especially nice if you have little children because it is a great way to preserve the quality of your furniture. The slipcovers are easier to clean because you can throw them in the wash, unlike your couch. A couple of great places to look for nice slipcovers are www.kohls.com and www.surefit.com.
Want something in particular in your home, but cant afford it? Hit www.ebay.com and bid on it. Ebay always has great things for your house not to mention beautiful antiques and collectibles which make your home more unique.
Buy large pillows to use as extra seating. These are great for when you have a large group over and not enough seating. Dont invest in more seating; just buy big beautiful pillows for your guests to sit on.
Go to the garage sales, but go early. Those who wait do not get the deals that the early risers get. Dont underestimate the Salvation Army and Goodwill either because you can find some interesting and beautiful things for your house.
Learn one craft that will aid you in decorating your home. Several of the fabric and craft stores offer wonderful classes for learning crafts such as sewing and floral for a very low cost. By learning crafts you can make things yourself at a lower cost or you may be able to make money off of this to afford you more luxuries in your home- you just never know.
Hit your local Dollar Tree for some great buys on things to make your home more inviting. You might laugh at this one, but you would be surprised what ends up at that store. I have bought beautiful mugs, baskets, and stationary for a buck a piece and no one knows that I spent so little money. Try to think outside the box and go to the stores that are normally not known for quality houseware. This is where you get the real deals.
Purchase all different types of blankets and put them under your end tables or drape one on your sofa. They make your guests feel cozy and invited especially on those cold winter nights.
Put a book or two on your coffee table that can be a conversation piece, but don’t overdo it. People tend to get carried away with this and then you lose the beauty of the furniture underneath. One or two books are nice, but four or five looks like clutter.
If you buy the do-it-yourself furniture or have a piece that looks like it needs a face-lift try replacing the knobs on those cabinets and drawers. A beautiful brushed silver knob or ornate gold knob can make the item look entirely different.
Replace your old plastic curtain rods with sterling silver or gold rods. Target and Kmart have some really beautiful ones with different styles of ends (leaves, fruit, glass) that really add that special touch.
Try a theme room, but dont get carried away. Remember that whatever theme you chose you will have to live with it for a long time. Go for classic themes that seem to withstand the ages. If you choose to pick a theme for the room do hints of it throughout rooms, but dont make the entire room one big theme. Just give your guests hints of it.

I hope these tips will offer you some insight on decorating your own home. My advice to you is that you start small and with one room at a time. Do not get carried away with redoing your whole home or you will feel overwhelmed. Concentrate your efforts on one project until you are completely satisfied and then begin thinking about another project.

Obsessive-Compulsive Disorder

Obsessive-compulsive disorder (OCD), a type of anxiety disorder, is a potentially disabling illness that traps people in endless cycles of repetitive thoughts and behaviors. People with OCD are plagued by recurring and distressing thoughts, fears or images (obsessions) that they cannot control. The anxiety (nervousness) produced by these thoughts leads to an urgent need to perform certain rituals or routines (compulsions). The compulsive rituals are performed in an attempt to prevent the obsessive thoughts or make them go away.
Although the ritual may make the anxiety go away temporarily, the person must perform the ritual again when the obsessive thoughts return. This OCD cycle can progress to the point of taking up hours of the person’s day and significantly interfering with normal activities. People with OCD may be aware that their obsessions and compulsions are senseless or unrealistic, but they cannot stop themselves.

What Are the Symptoms of Obsessive-Compulsive Disorder?

The symptoms of OCD, which are the obsessions and compulsions, may vary. Common obsessions include:
* Fear of dirt or contamination by germs.
* Fear of causing harm to another.
* Fear of making a mistake.
* Fear of being embarrassed or behaving in a socially unacceptable manner.
* Fear of thinking evil or sinful thoughts.
* Need for order, symmetry or exactness.
* Excessive doubt and the need for constant reassurance.

Common compulsions include:
* Repeatedly bathing, showering or washing hands.
* Refusing to shake hands or touch doorknobs.
* Repeatedly checking things, such as locks or stoves.
* Constant counting, mentally or aloud, while performing routine tasks.
* Constantly arranging things in a certain way.
* Eating foods in a specific order.
* Being stuck on words, images or thoughts, usually disturbing, that won’t go away and can interfere with sleep.
* Repeating specific words, phrases or prayers.
* Needing to perform tasks a certain number of times.
* Collecting or hoarding items with no apparent value.

What Causes Obsessive-Compulsive Disorder?
Although the exact cause of OCD is not fully understood, studies have shown that a combination of biological and environmental factors may be involved.

Biological Factors: The brain is a very complex structure. It contains billions of nerve cells — called neurons — that must communicate and work together for the body to function normally. The neurons communicate via electrical signals. Special chemicals, called neurotransmitters, help move these electrical messages from neuron to neuron. Research has found a link between low levels of one neurotransmitter — called serotonin — and the development of OCD. In addition, there is evidence that a serotonin imbalance may be passed on from parents to children. This means the tendency to develop OCD may be inherited.

In addition, certain areas of the brain appear to be affected by the serotonin imbalance that leads to OCD. This problem seems to involve the pathways of the brain that link the area of the brain that deals with judgment and planning, and the area of the brain that filters messages involving body movements.

Studies also have found a link between a certain type of infection caused by the Streptococcus bacteria and OCD. This infection, if recurrent and untreated, may lead to the development of OCD and other disorders in children.

Environmental Factors: There are environmental stressors that can trigger OCD in people with a tendency toward developing the condition. Certain environmental factors may also cause a worsening of symptoms. These factors include:
* Abuse
* Changes in living situation
* Illness
* Death of a loved one
* Work- or school-related changes or problems
* Relationship concerns

How Common Is Obsessive-Compulsive Disorder?

OCD afflicts about 3.3 million adults and about 1 million children and adolescents in the U.S. The disorder usually first appears in childhood, adolescence or early adulthood. It occurs about equally in men and women and affects people of all races and socioeconomic backgrounds.

How Is Obsessive-Compulsive Disorder Diagnosed?

There is no laboratory test to diagnose OCD. The doctor bases his or her diagnosis on an assessment of the patient’s symptoms, including how much time the person spends performing his or her ritual behaviors.

How Is Obsessive-Compulsive Disorder Treated?

OCD will not go away by itself, so it is important to seek treatment. The most effective approach to treating OCD combines medications with cognitive-behavior therapy.

* Cognitive-behavior therapy: The goal of cognitive-behavior therapy is to teach people with OCD to confront their fears and reduce anxiety without performing the ritual behaviors. It also focuses on reducing the exaggerated or catastrophic thinking that often occurs in people with OCD.

* Medication therapy: Tricyclic antidepressants, such as Anafranil, and selective serotonin reuptake inhibitor (SSRI) antidepressants, such as Paxil, Prozac and Zoloft may be helpful in treating OCD.

In severe cases of OCD and in people who do not respond to medical and behavioral therapy, electroconvulsive therapy (ECT) or surgery may be used to treat OCD. During ECT, electrodes are attached to the patient’s head, and a series of electric shocks are delivered to the brain, which induce seizures. The seizures cause the release of neurotransmitters in the brain.

A surgical procedure called bilateral cingulotomy interrupts the pathway of the brain involved in the development of OCD. With the pathway disrupted, OCD symptoms should stop. This procedure also may be done using stereotactic radiosurgery, also called a Gamma Knife. The Gamma Knife is a non-surgical machine that emits hundreds of powerful, highly focused gamma radiation beams aimed at the area of the brain where the problem is located.

What Is the Outlook for People With Obsessive-Compulsive Disorder?
In most cases, OCD can be successfully treated with medication, cognitive-behavior therapy or both. With ongoing treatment, most people can achieve long-term relief from symptoms and return to normal or near-normal functioning.

Can Obsessive-Compulsive Disorder Be Prevented?

OCD cannot be prevented. However, early diagnosis and treatment can help reduce the time a person spends suffering from the condition.

Office Chairs and Ergonomics - Looks Can Be Deceiving

As I walked into the office warehouse, I was shocked at the number of task office chairs lined up, but even more amazed at how similar in appearance they all seemed, even from up close. With tilt mechanism levers, seat height adjustments features, knobs, levers, etc., they all still looked like a basic seat, seat back, arms and rolling caster wheels. That is until I actually sat down on a few and realized why some chairs do not exactly scream out ? Sit on this ?.

That day I compared many different task chairs and started to separate them out into groups in order to arrange them by features, mechanisms and colors. Having worked in the office industry for many years now, I was used to having to actually ?get down to the basics? of an office chair because while they all may look alike, looks can be deceiving. We were currently liquidating an office that was closing and consigning the furniture online for the owners and I marveled at the differences once seated in these chairs.

For example, I took 4 Herman Miller Task Chairs that were up for sale and wrote up a bio on each and of course, took a seat. One of the models was the exact chair that I currently am sitting in at my current workspace and while coincidental, was of course my favorite seat on the warehouse. It was little different in appearance from the other three task seats sitting next to it. All four chairs were upholstered in Burgundy cotton fabric with adjustable arms and rolling casters. All had three levers and a tension knob and although slightly different, looked relatively the same.

However, all of these levers came with a different purpose and it was up to the user to determine which features best suited his or her needs. The everyday medical technician has different ergonomic needs than the average computer programmer and the same can be said for the body positions needed for different tasks and work situations.

For me, spending far too many hours in front of the computer per day and typing away, I require a chair with a very relaxed tilt mechanism that moves with my body, allowing the seat back to move independently from the seat itself and keeping my feet firmly on the floor.

forcasters said October 10, 2006

GRANDMA?S BAKED HAM AND APPLES

2 large slices of hamsteak

2 teaspoons?(10 ml).prepared mustard

4 tablespoons (60 ml) brown sugar

2 tart apples

1 ? cups (375 ml) apple juice

Place the ham in baking dish and rub with mustard. Sprinkle
with 2 tablespoons (30 ml), of brown sugar. Core the apple
and cut into thin slices. Cover the ham with the apple slices
and sprinkle with rest of brown sugar. Add apple juice. Bake
at 300 F, (150 C), for 30 minutes or until tender.

YIELD: 4-5 servings.

TIME: 40 minutes

GRANDMA?S VEGETABLE SOUP

4 CUPS (1000 ML)soup stock

1 medium potato, chopped

1 medium carrot, chopped

1 small onion, chopped

2 stalks celery, chopped

? cup (250 ml) frozen corn kernels

? cup (250 ml) turnip

? cup (250 ml) frozen green beans

salt and pepper to taste

Partially cook all raw vegetables in a minimum of water.
Add stock, seasonings and frozen vegetables. Simmer for
20-30 minutes.

MUFFINS

2 cups (500 ml) muffin mix

1 slightly beaten egg

1 cup (250 ml) water

3 tablespoons..(45 ml) melted marg or butter

Add ingredients at once and stir until mixture is moistened.

Fill greased muffin tins 2/3 full. Bake at 400F, (200C), for
20-25 minutes.

VARIATIONS

Cheese— add small amount of cheddar cheese in centre
before baking.

JELLY—follow recipe. Fill muffin tins half full. Add
Tart jelly and add rest of muffin mix. Bake as directed.

Mix 50-50 water, white vinegar. Great for stubborn carpet stains.

Wood Furniture; To remove water stains, dab white toothpaste onto the
stain. Allow the paste to dry and then gently buff with a soft cloth

Cleaner: Mix a few drops of tea-tree oil in a spray bottle. Add
2 cups of water, 2 tablespoons dishwashing liquid. This will create
a pleasant-smelling, general-purpose cleaner.

Sanitize Counter, fridge handle, door knobs. Put white vinegar in
one spray bootle, and hydrogen peroxide in another. Spray surface
with one, then the other and wipe. Doesn?t matter which spray you
use first, but do keep them in separate bottles.

As spring reaches those of us in the Northern hemisphere, the world is beginning anew. The spring rains are bringing forth new growth all around us, and the temperature is finally creeping warmer virtually every day. It’s no wonder, then, that Spring is considered to be a prime time for celebration throughout the world.

This time of year brings the Chinese celebration of Spring Festival, also known as the Chinese Lunar New Year. Chinese people often put up long rolls of red paper with black writing and pictures of fierce-looking creatures on either side of their front door. The red paper rolls usually contain lines of poetry transcribed by a calligrapher and the Gods Shen Tu and Yu Lei, who are believed to protect people from devils and evil spirits

The spring Pakistani festival of Basant is held in the ancient eastern city of Lahore. This festival is marked by a litany of kite-flying, rooftop soirees, garden parties and equestrian events. Locals and tourists alike don glamorous clothes, in the yellow and green of spring flowers blooming citywide, to bid farewell to the frosts and fogs of winter and usher in spring.

The Vernal Equinox is considered one of the most important days of spring, as it marks the first day of spring when day and night are each approximately 12 hours in length. However, as the month of April draws to a close and winter is falling further and further away, the joy of May Day (May 1st) is celebrated in many different ways.

In Germany, the celebration of Walpurgisnacht on April 30th and May 1st celebrates the release of winter’s hold on the land and the oncoming joy of summer. Young matrons carried these eggs with them in baskets throughout the Spring, trying to determine the possible gender of a future child.

In the British Isles, many people celebrate the Festival of Beltane on May Day. Lighting fires was customary at this time, and traditionally a Beltane fire (very similar to the witches’ fires of Germany) was composed of the nine sacred woods of the Celts. When daylight comes, people celebrate by dancing and singing around a maypole tied with colorful streamers or ribbons.

May Day never was celebrated as much in the United States as it is in Great Britain because of the Puritans’ discouragement of the day as a pagan holiday. However, many American communities still celebrate this time with May queens and the hanging of May baskets filled with flowers and chocolates on the doorknobs of friends and family.

There are 3 main things you need to do in order to be successful with an online business.

Prepare, Obtain & Promote

Prepare
You need to prepare and establish a website. This includes a domain name, hosting account, website pages , a shopping cart and a merchant account.

Use Dropshippers to fill their website with products.
Dropshippers are companies who will allow you to sell their products on your site and when a product sells, the customer pays you and you in turn place the order with the dropshipper and they ship the items directly to your customer. Cons: People claiming to be dropshippers saturate the Internet offering to make you rich. These people are actually middlemen who will take your order and place it with the real dropshipper, keeping a portion of the money for themselves. These middlemen cut into your profits. One of the easiest ways to determine if they are a middleman is if they do not ask you for your Sales Tax Certificate. True wholesalers are required to obtain a resell permit from you before they can sell to you.

Join Affiliate Programs and place their products on your site

You can join the Affiliate Program of just about any company you can find online and promote the sales of their products. When you join the affiliate program, you are given a special link to their website that you place on your own site. When your website visitors click on these links, they are transported to the other companies website where they are free to purchase products. You make a commission on all sales. The difference between affiliate programs and using dropshippers is that with affiliate programs, you do not make the sale, collect the money, pack or ship anything. The main company handles everything. All you do is put the affiliate link on your site. With dropshippers, you sell the item, collect the money from the customer, put the order in with the dropshipper and then track to make sure the customer receives the item.

Cons: The only downside I’ve found to affiliate programs is that you need to occasionally check the links to make sure they still work. Sometimes a company will discontinue their program without informing the affiliates and you are left with dead links on your website. However, this is so few and far between that it shouldn’t even be listed as a con.

Now that you have your site all ready, millions of people will visit and you’ll be rich overnight. Wrong again. If you build it, they will NOT come. In fact, not only will they not come, it sometimes seems like they go out of there way to stay away. Getting people to your website can be the most stressful, time-consuming, money-eating part of owning a website. But it doesn’t have to break you. There are two ways to get people to your site. 1) Pay a load of money out to blast announcements all over the place 2) Spend the time to promote it yourself in free and almost-free ways. It always amazes me that someone will pay $10,000 to have a website built for them when they can have one made for so much less (or make it themselves) and then spend that money on the advertising. That is where your budget should be. Now I am not saying skimp and have a terrible site made. There IS a happy medium where you can have a professional, functional website without breaking the bank.
So what are these free and almost-free ways to promote?

Post on message boards. There is this one particular message board I am on all the time. I just answer questions and use my website link in my signature line and you wouldn’t believe how much business I get from doing that.
I posted a message almost a year ago with my opinion on a particular online program that is popular and I STILL get emails to this day asking me more and they usually end up buying something from me.
Search on Google (http://www.google.com) for Message Boards along the topic of your website. For instance, if my website is about helping people work from home, I will look for message boards that have to do with “work from home moms”.

Become an eBay seller. It doesn’t matter what you sell on eBay, you can use your listings as a traffic driving tool. What you do is create a custom ‘About Me’ page on the eBay account. They give this page for free with every account. Then in every listing, place big links getting people to visit your ‘About Me’ page which will contain links to your website(s). My server logs show that the largest amount of traffic I receive to my website is through my ‘About Me’ page. If there is a month when I post just a few auctions, then I can guarantee you my websites sales are way down.

What is your site about? What is your product? You could probably convince stores to let you leave brochures or flyers about. For example, I began a secretarial service many years ago. I was allowed to leave my brochures on the counter of a computer repair shop. I received many customers this way and to this very day, I still have 2 great clients for who I perform secretarial duties from my home. The income from those 2 clients alone is enough to make me happy to stay home.
