The Porch Swing

My favorite place around here are the two porch swings, one on the front
of the house and one on the side. A porch swing, with its gentle sway
creating a cooling breeze and of course its squeak is a great place to
gain perspective. Dont underestimate the value of the squeak because
swinging without the squeak is like dancing without music.

This life lends itself to lots of decision making and it is said before
making any serious decisions look at things from a different perspective.
I personally take this to mean I should never make a decision before
thinking about it on both the front porch swing and the side porch swing.

Perspective has several meanings but my favorite is view. The side
porch has more of a business perspective with the dairy barns, silo and
calves in clear sight while the front porch has more of an easy going
perspective.

Business decisions cant be made with just a view from the side porch
swing because our lifestyle doesnt become part of the equation.
Lifestyle decisions must first be made from the view from that side porch
because the farm pretty much dictates when and what we do.

Life is easier from the front porch swing with a view of the traffic on
the slow moving country road, the creek wandering past, the emerald
green, tree covered knobs in the background , and the rolling farmland
in the foreground. The headaches of the farm can slip away, if only for
a few moments from the perspective in the front porch swing.

The side porch swing on the other hand lets us see not only our
upcoming tasks but also our accomplishments. A good herd of dairy
cows, a nice group of heifers, (the future of this dairy) and the facilities
to care for them both.

When things are going well I most enjoy the side porch view but
when I want to escape, the front porch lets me turn my back to the
farm if only for a few moments.

Two totally different perspectives on the same subject both within
twenty feet of each other. I guess its all mental but isnt everything.

9 Ways To Inexpensively Decorate Your Bathroom

The bathroom has evolved over the past decades from a strictly useful and functional room to one that is similar to a spa. And just because there aren’t thousands of dollars available for decorating doesn’t mean that a bath can’t be unique, dramatic and thoroughly satisfying. Here are nine frugal ways to spice up any bathroom.

1. Collections of inexpensive mirrors add both light and space to any bathroom. They reflect colors, faces and other decorations and add character and interest . Mirrors are much more effective when grouped together rather than being a scattered mass simply hanging on a wall.

2. Pictures or prints can be massed on a wall. For maximum impact hang them closely together rather than separated. Pictures can be striking if they have a ‘theme’, such as:

* Black and white photos - no color
* Older shots - from the 1930s or 1940s, for instance
* The frames are all an identical color
* The frames or photos have a uniqueness in common - oval shapes, women only, pets

This decorating tactic works best in a powder room, rather than a full bathroom, because of the high moisture.

3. Needlework makes a striking wall accent. For instance, sampler patterns from Colonial America are easily available and a few samplers grouped on a wall create a totally unique bathroom.

4. For color and charm, throw a rug on the floor. In a dull or drab bathroom, a rag rug or oriental carpet will add charm and beauty. Just be certain to use a non-skid pad underneath, especially if anyone will be stepping out of a tub or shower.

5. Collections can spark interest and admiration. Pottery is an unusual accent piece for any bathroom. Or you might consider old bottles, perfume atomizers, shaving mugs or other flea market collectibles. One especially exciting bathroom included replicas of old bottles with genuine antique stoppers made of silver and fashioned into old-time designs.

In a bathroom, be certain there is ample space for your collectibles, like a wide shelf with a lip or a generous window sill. Broken pottery or glass isn’t helpful in any room - but it’s especially destructive in a bathroom.

6. Color is, of course, the quickest, cheapest and easiest way alter any bathroom. Unusual colors on a bathroom wall, like melon, chocolate brown or peach, will add drama. Accents like brightly colored towels in a monochromatic bathroom will provide an outstanding accent.

7. Architectural details can spark interest. A piece of beaded or crown molding halfway up the wall or near the ceiling can transform a room, especially if it’s painted a funky color. A more elaborate addition would be grooved paneling over half the wall. Even a shelf or picture rail adds interest.

8. Add living color with plants or freshly cut flowers. The energy of plants is soothing and creates a zen-like atmosphere that is very conducive to relaxation and letting go of stress.

9. A piece of furniture, space permitting, can add unusual detail to any bathroom. Furniture need not be expensive. Most Goodwill or Salvation Army stores will have a battered piece of furniture that can be revived with sanding, paint and some unusual and classy handles or knobs.

All nine of these ideas won’t fit every bathroom, nor should they. Simply choose one or two, as your budget permits, and begin slowly adding details. And don’t forget the ‘before and after’ pictures!

Time Saving Tips For Cleaning Your House

So, you don’t like doing house work. Can’t afford to have someone clean for you? Here are some interesting tips to help you get out of the house, and out doing something you’d rather be doing.

There are certain things that anyone can get by with doing weekly, monthly, and then those jobs that just need to be done every 6 months to a year. These tips will help you cut down on the time you spend each week, and those we can sweep under the rug for a while!

To start off with I try to do something each night, that way I don’t have to spend a day doing just cleaning. It makes it a lot easier and you get your day off to do exactly what you want to do.

There is some way that those little dust bunnies just come back, no matter how hard we try to dust them away. So the first chore is:

Furniture: Dust all hard surfaces.

Floors: vacuum or mop (dust bunnies love all the tile and hardwood that we have in our homes now)

Now those two things can be done while listening to some good tunes or just catching up on some pent up energy.

There is one thing that we must do every day and that is eat. So I like to clean the kitchen while I’m cooking dinner. I spend a few moments doing the following while I wait for the water to boil.

Kitchen sink: Scrub and disinfect

Appliances: wipe down surfaces

Microwave: clean and deodorize

Refrigerator: Clean interior

Okay so now we have the easy stuff out of the way and we get to do the hard stuff! No one and I really don’t know anyone that likes to clean the bathroom. But it’s gotta be done!

Counters: Wipe down and disinfect

Bathtub/shower: Scrub down and clean

Toilet: Scrub (with a toilet brush) and disinfect

And the last of the weekly chores. Change and Launder the sheets.

The Monthly chores may take a little more time to do, but you’ll find that once you get started it is not to much to take on. Maybe even do just one or two a week.

Upholstery: Vacuum

Kitchen Cabinets: Wipe down doors

Stove Burner Grates: Scrub Clean

Waste baskets: Wipe out (I like to keep those grocery bags in my trash cans, they stay much cleaner)

Moldings: Dust

Door and Doorknobs: Wipe down

Ceiling Fans: Dust

Stove Hood: Degrease and clean

Now we are to the more tedious jobs the ones that we all like to put off till we just can’t any longer.These are the chores that should be done every 6 to 12 months:

Oven: Clean ( I have a self cleaning oven, I like to clean it right before Thanksgiving, that way it is clean for that big Turkey!)

Lamp shades: vacuum or wash and clean

Fabric Shades: wash if washable

Cabinets: Empty and clean

Tile Grout: Scrub

Pillows: Launder or dry clean

Condenser Coil on refrigerator: Vacuum

Comforter: Launder or Dry Clean

Curtains: Wash or dry clean

Windows: Wash inside and out

Mattresses: Vacuum and flip

Drapes: Vacuum

Mini Blinds: Wash

I like to try and have the following done every year or 2.

Carpets: Professionally Cleanned

Walls: Wash

Drapes: Professionally clean

Now remember these are just a few guidelines. We all live such busy lives, that even with all of our modern day appliances we just run out of time. And the most important things of our lives is spending more time with our families.Hopefully these tips will help you do more of that.

One of the better aspects of routing on a router table is the ability to attach a dust collector to your router fence. I personally like a portable dust collector that is dedicated to my router table. If you can split the dust hose using a ?T? you can collect dust at the router fence and again at the bottom of the table. This keeps your shop clean and organized.

There are so many accessories out there, it can boggle the mind. You can find almost anything for the most demanding project. With so many accessories available, I find it valuable to have a router table cabinet with drawers. Under the table portion of the cabinet is open so the router can breathe. Underneath I like having two drawers that keep all my router table items in one place. I could never keep all the little knobs, allen wrenches, collet wrenches and speed controls, to name a few, all organized. Imagine how easy it is with a couple of drawers to help you keep it all together.

In historical times C. walie always seems to have had a very restricted range (Yalden & Largen, 1992). This species is currently found only in the Lemalimo to Walia Kend-Silki sectors of the Simen Mts. in north Ethiopia

Categorical-discrete (CD) distribution model

This species is strictly associated to montane escarpment areas with long-grass savanna, scrubs, trees and forests (Yalden & Largen, 1992; Nievergelt, 1981; Kingdon, 1997). The walia ibex is a grazer and browser. It eats bushes, herbs, lichens, shrubs, grass, and creepers. The percentages of each of these was found by one study to vary from 30% (bushes) to 10% (creepers). (Dunbar 1978)

IUCN threat category

Critically Endangered (CR: criteria C2b).

The habitat of the Walia Ibex is the High Semyen, Ethiopia’s dramatic high mountain terrain. In the earth’s long history of violent geographical change, the most recent volcanic upheavals took place in eastern Africa, followed by torrential rains which created the thousand gushing waterfalls which in turn eroded away the newly formed mountain massif, creating the great gorges and gulleys which are so typical of the region. South west of Axum the land descends gradually southwards toward the Takazze river. At the lip of the gorge at about 1,400 metres (4,600 ft.) one can look across the chasm to a similar plateau beyond. On top of this plateau, adorned with steep turrets and bastions rising in three distinct steps, is perched the north wall of the Semyen.

The mountain massif is a broad plateau, cut off on the north and west by this enormous single crag over 60 kms. (40 miles) long and 1,000-1,500 metres (3000-5000 ft.) high. To the south the tableand slopes gently down to 2,200 metres (7,000 ft.) divided by deep gorges 1,000 metres deep and taking two days to cross. Time has not yet been sufficient to soften the contours of the crags and buttresses of hardened basalt. As far as the eye can see looking north from the escarpment, the fused volcanic cores stand starkly defying the elements. Overhead stretches the vast dome of a sky of the deepest blue, which spreads downwards as clear as sapphire to the mauve of the horizon.

In this scenic splendour, lives the Walia Ibex; here and nowhere else in the world. Forced by Man to retreat, and to retreat again, it has been driven in its extremity to inhabit the most inaccessible (except to a bird or a Walia), cliffs of the Semyen escarpment. The Walia once existed in significant numbers probably several thousands in the highland massif, feeding on the cliff faces and coming up to roam the plateau at rutting time. Large herds wandered unmolested on these chilly heights.

Even up to 50 years ago there were well over a thousand. With the Italian agression in Ethiopia, the species started its dramatic decline to the brink of extinction. Guerrillas fighting the Italians and living off the country found the Walia a convenient source of meat. Later, the local people again took i up arms against the Walia, killing perhaps five in order to reclaim the meat from one. Most of them, whose wounded bodies spin and crash from the narrow ledges where they feed, into the abysses a thousand ieet or more below, are never recovered. Rarely, a rope descent will bring to the surface the meat and parts of the skin, but the trophy, the splendid horns desired by locals to make drinking mugs, and by sportsmen to decorate their sitting rooms, are usually lost forever.

First recorded in 1835 by Ruppell, and first properly observed by Powell Cotton at the beginning of the century (l900), the Walia at that time was a mythical beast and little was known of its numbers and status. The inaccessibility of its habitat combined with various historical events such as the Italian occupation and World War II, which made visits to the region out of the question for longish periods, has prevented the keepiug of a continous record since then. So until Leslie Brown made his preliminary study in the early sixties, little was known of its behaviour or habits.

A remnant of the early incursion of Palearctic fauna into the tropics, the nearest relative of the Walia is the Nubian Ibex (C. nubiana). There is a gap of several hundred miles of lowlands between the southern- most limit of the Nubian and the highland habitat of the Walia. The Walia differs in being 1arger and more massive, with dark brown as opposed to pale brown fur. The horns of the males are more massive but not quite so long, and have the knobs or ridges on the anterior surface reduced. The Walia has a bony process on the forehead. The anatomical differences together with the differences in habitat have lent weight to the argument that the Walia is a distinct species.

The terrain which the Walia inhabits is from 2,300- 4,000 metres (7,500-13,500 ft.) but chiefly above 2,500 and below 3,000 (8,000-9,500ft.). The tiny remnant population which remains is now con- fined to a range of about twenty miles of the highest and steepest bays and buttresscs of the northern escarpment. They are already extinct in all other parts of their range which once stretched from Byeda along the escarpment to Geech and Adis Gey.

The narrow vertical range which they tend to occupy today would seem to be the result of persistent hunting. They have become extremely wary and shy and chosen to be not get-atable from top or bottom. With protection maybe they will once again emerge on to the plateau.

Mountain sheep and goats have feet that are special- ly adapted for living in mountainous terrain. Their hooves have sharp edges and the undersides are concave, enabling them to adhere somewhat like suction cups. To watch even the youngest and smallest of the Walia kids gambolling about on slanted rocky ledges in a cliff face of terrifying steepness, a 500 metre drop only inches away, makes one catch one’s breath with anxiety. They never fall.

The males and the females both have horns, but the males’ are more massive. Curving back in a graceful arc to the withers they sometimes attain a length of over 110 cms. The females are smaller in body and lighter in colour with shorter thinner horns. They live in small parties of two to half a dozen and the big old males often live solitary except during the mating season. Because of the rarity of the animal, it is not often possible to observe a large male and one feels privileged to do so. The magnificent horns and striking colouration make it an unforgettable sight.

They are sturdily built animals standing about a metre high at the shoulder and weighing up to 120 kgs. Their beautiful chocolate to chestnut brown coats shade to greyish brown round the muzzle, paler grey around the eyes, lower flanks, legs and rump, and pale grey or white on the belly and inside of the legs. There is a black stripe down the outside of the legs and a white garter on each fetlock broken in the hind legs by a black streak into the cleft of the hoof. Mature males sport an elegant black beard. The tail is short with a brushlike tuft of black hairs.

You can usually observe them when come out on to the rocky ledges to sun themselves in the morning and evening. Little herds of females and young are not uncommon, or even single females with a kid at foot. Sometimes you will see a yearling group of young males which can be distinguished by their paler greyer colour and the thickness of their small short horns. They eat grass and herbs, but prefer to to browse rather than graze, standing up on their hind legs like domestic goats to reach the tender shoots of giant heath. There is no shortage of food, as inside the forest of heath there is abundant forage of herbs and sweet soft grasses. They tend not to drink although water is plentiful; it is assumed that they get sufficient moisture from the green stuff on which they feed. They usually lie up in caves or thickets during the day, although this is not an in- fallible rule and I have observed them at lunchtime - a group of youngsters playing in the sun.

The Walia’s story is not yet ended. In 1963 it was classified by the IUCN as in danger of extinction. In that year the total number remaining alive was estimated at less than 200, probably 150. Indiscriminate hunting and destruction of habitat by local people had combined to drive the few remaining animals on to the vertical cliff sides for survival- (Only four adult males have been taken since 1956 by legitimate shooting). Fortunately before the end came the Ethiopian Government recognized the danger and, in 1965, drew up plans to establish a national park to protect both the habitat and its fauna, and the park was gazetted the same year. It was found that numbers had remained steady for two years, indicating that with protection they might increase fairly rapidly. Guards were appointed from Geech to Mietgogo to curb local poaching and illegal cultivation and burning of habitat. In the past fifteen years, numbers have increased steadily, as the females are still ready and willing to breed in the caves in the cliff face.

At the present time, not less than 10% of the cliff surface is composed of broad ledges or green gullies in which Walia can feed. Brown estimates that this amount of land space can support a population of two or three thousand. The Walia has no natural enemies apart possibly from the occasional bird of prey, and thus with complete protection from Man they could be expected to recover their numbers and to double the present population in ten years.

At present it is still difficult to properly enforce the protection laws, and the local people cannot be expected to know that this animal exists only here. Nor could they realize that it could be anticipated to generate a far larger income if allowed to live and breed, than its dead parts will ever earn. It can only be hoped that the precipitous terrain in which the last survivors live will enable a nucleus herd to survive until such time as visitors from all over the world will be able to come and observe this rare creature in the magnificence of its mountain habitat.

2007 Top Five Emerging Home Decor Trends

Greetings friends! It?s hard to believe another year has passed, but we know what that means. Every New Year brings new design trends and 2007 is bursting at the seams with them! Every week I will publish one of my top five favorite emerging trends in design and d?cor world for 2007, I hope you find it helpful and inspiring.

Innovative ideas, retro styles, and effervescent colors are arriving on the scene as we speak (or read). Whether you are ready for an updated look, or even if you just completed your project, there is something for everyone in the coming year.

These are my top five favorite emerging trends in design and d?cor world for 2007:

1. DIY- Do It Yourselves, girls and boys! Now, you?re thinking, ?why would any designer exploit this idea?!? Well, let me just say that everyone is worthy of beautiful surroundings. Truth be told though, personal designers can be pricey! Now there are a lot of situations where we should leave it to the professionals, but not in every case. With numerous programs, blogs, and publications sharing great ideas with the general public, there is no reason not to be taking advantage! I was just at Lowe?s the other day and I picked up a great book called 1001 Paint & Color Ideas. I have only done a minor amount of faux finishing in my lifetime, but in about 2 hours the backsplash of my new kitchen had a mosaic finish! I think the whole project probably cost me $10! Faux finishing is one of the many DIY projects available! Just keep your eyes and mind open to new ideas, and let your creative side free!

2. Understated lines are where it?s at! Open any number of home magazines, walk into a furniture store, or just watch your favorite sitcom! Whether it be sofas, occasional tables, or patterns on rugs, designers are leaning towards simple, not-so-busy designs. I believe the roots of this trend directly correlate with the chaos that our every day lives can bring. When we are at home we want to feel relaxed and comfortable. Simplicity in your d?cor can and will do that for you. Also, if you are an art enthusiast like myself, you will find that even the most dynamic piece of artwork (Klimt is one of my favorites) will fit perfectly in an otherwise calm and uncomplicated space.

3. Little changes make big differences! So many people concentrate on the bigger aspects of design to give a room a makeover. What they don?t realize is that the little things can make such a big difference! Drawer pulls and knobs, pottery, artwork, mirrors and one of my most recent favorites?unique headboards! I am a huge fan of Japanese style! So, when my husband and I moved into our new apartment a couple weeks ago, one of the few things that we didn?t need to buy was a bed frame. I love the idea of a bed on the floor–it?s easy, and it?s great feng shui! One thing that I have really been looking into is creating a unique headboard. There are some fabulous ideas for this! For example, find a horizontal piece of artwork, frame it to fit the width of your mattress and hang it on the wall above your bed (leave about 6 inches between the top of the mattress and the bottom of the work). Or, buy a number of blank, ready-made canvases and paint them the color(s) of your choice. Then, hang them on the wall in a level row (or do several rows) behind your bed (the same concept can be used by stretching fabric over the canvases). One of my favorite ideas is to use a Japanese screen as a headboard. There are numerous styles! Just pull your bed out a bit from your wall to allow the screen to bend at the hinges.

4. Comfort through color is the essence of a great d?cor. Many people are not aware of just how big of a role color plays in surrounding. The color of a roomaffects a person mentally, emotionally, and physically. This year the forecast seems to be leaning towards finding comfort and stability in unpredictable times. The environmental crisis is an issue that we cannot continue to ignore, and the design industry was one of the first to take it on board. This year the color forecast is directly affected by earth friendly concepts. “There’s more interest in organic products, yoga and Pilates, recycling, and conservation of fuel and fresh water.” (Becky Ralich Spak senior designer, Color Marketing and Design, Sherwin-Williams) Natural greens, blues, and golds are finding their way into homes as well as fashion, automobile, and web design. Think the Impressionists?Cezanne, Monet, and Manet. Sherwin-Williams forecasts colors like Naval, Inland, Sapphire, Gallant Gold, and Raindrop for this palette. Another beautiful palette brings comfort with cultural perspective. Influences from Eastern cultures bring warmth and creative influence into our homes. Bold and rich colors like maroons, plums, and oranges may seem risky to put together, but when you look at Eastern prints and fabrics, they couldn?t be a more beautiful combination. Still not convinced? Check out Modigliani, Klimt, and Degas who all blend rich and bold to create masterpieces. Sherwin-Williams forecasts colors like Marooned, Gingery, Aurora Brown, and Fine Wine for this palette.

5. Give me personal space! It seems like no matter what our clients? style may be, they are always eager to fit their intimate belongings into the space. There has been a turn from the standard matchy-matchy d?cor. This year the industry expects people to go more eclectic, adding heirlooms, artwork, antiques, and ?forgottens? in the attic to even their most prized rooms. To reiterate from before, people are intrinsically looking for comfort. These times are fast, impersonal, and mass-produced. We deal with enough of that at work, and the general public doesn?t want it at home. So, take a gander in the attic, under the bed, or in that old closet that hasn?t been opened for five years, you may find something you like!!!

Well, can you see the general focus of these 2007 trends? People are interested in becoming more at one with their homes again. Rather than the cold, catalogue, show home look of the past, homeowners are focusing on what makes them feel comfortable in their space. Where is the pride in a beautiful home that you cannot unwind in? And what gives us more pride than playing a part in creating our own surroundings? Be open, creative, and make a home that makes you feel good! Happy New Year!

- Is my main focus for the kitchen just for aesthetics or will I actually need to use the area?
- Do I need shelves or do I want my shelves inside the cabinets?

A lot of kitchen cabinets are available on the market today all you just need to know and think of is how you want to your kitchen to mainly look like and most importantly you need to consider your budget. You don’t to have the high end pieces just to have a posh looking kitchen you just need to have a good eye for nice and beautiful things and you will be on your way to that great looking kitchen.

There are cabinets and counter tops that are already almost finished and will just be placed in your kitchen you can consider this or you may want something done exactly as your ‘vision kitchen’. You may also need to consider if you need someone else to do it for you or if you can do it yourself.

If you have old kitchen cabinets and counter tops you can consider to have it remodeled, replaced, refaced or refinished (if you are on a very tight budget). Remember to have good shelving in your cabinets if you have old ones that are about to collapse change them now and don’t wait for the day you precious plates increase in number but n small fragments. Replace your old hinges specially if your cabinet doors are falling apart or have been there for a century already.

Remember good planning and budgeting is the key for your perfect dream kitchen. Don’t bother taking antibiotics to treat your flu or cold; antibiotics do not kill viruses, and they should be used only for bacterial infections. Antibiotic overuse has become a very serious problem, leading to a resistance in disease-causing bacteria that may render antibiotics ineffective for some conditions.

The flu vaccine can actually weaken the immune system and make you more predisposed to the illness. And the side effects of FluMist, cough, runny nose/nasal congestion, irritability, headaches, chills, muscle aches and fever, sound just like the symptoms of the flu. If you decide to get the nasal flu vaccine, you will get not only a live flu virus in each dose but also table sugar and MSG, which are fraught with their own problems. Building A Healthy Immune System: Your #1 Offense

  1. Detoxify your digestive tract and liver/gallbladder now. Disease often begins in the digestive tract and the liver is the main filter of the body. When either or both of these are sluggish then your body can be ripe for illness. This will prepare your body to readily be able to absorb, utilize and transport the good food and supplements that you will be using. It is good to do this once a month for 3 months then 2xs yearly. I would also recommend a parasite cleanse especially if you consume a lot of non-organic meat.

  2. Eliminate all sugar. One teaspoon of sugar can bring the immune system down for up to 6 hours. Natural, healthy substitutes for sugar are stevia, agave nectar and Xylitol. It is best for you to satisfy your taste buds with fresh, organic fruits. Be sure to eat the whole fruit as juicing your fruit will cause your insulin levels to spike. If you crave chocolate chances are you may have a magnesium deficiency.

  3. Change your diet. Your immune system will flourish on a diet of organic fruits and vegetables. Two raw salads (use dark green leafy lettuce) a day eaten with lunch and dinner will help to provide you body with much-needed vitamins and nutrients. Incorporate soups and stews into your diet. If you eat meat make sure that it is organic and free-range. Fish should be cold-water and eaten no more than twice a week. Farmed raised fish are not healthy because most of the feed corn derived and therefore you will not get the benefits of the beneficial fatty acids such as DHA and EPA. They also may be exposed to high levels of pesticides. Consider taking Chlorella to remove any mercury. If you are pregnant it is advised that you not eat fish. Cook with organic, unrefined coconut oil (try to consume 2-3 tablespoons daily) and for salads use organic, unrefined, cold-pressed olive oil. Eliminate pre-packaged foods and those foods that are canned or bagged. Purchase organic, free-range eggs and organic butter. Substitute pasteurized/homogenized milk with almond milk. You can also bake/cook with almond milk.

  4. Eat a clove of garlic every day. Garlic acts in the body as a natural antibiotic. You must smash the clove in order to realize the immune enhancing properties.

  5. Drink half your body weight in pure, filtered water every day. Our body is mostly water. We must put back what we eliminate through breathing, sweating and urination. Water helps the kidneys to continually flush toxins from the body. Make sure that you are drinking pure, filtered water. I recommend distilled with organic apple cider vinegar added to replace the minerals lost through distillation.

  6. Exercise every single day. Exercise not only helps with blood circulation and to keep unwanted pounds away but also can help with depression. Exercise helps to move the lymph system, which will in-turn move toxins from the body. Walking outdoors in the sun will help your body with Vitamin D production. For those who dont experience a lot of sunshine it is recommended that you supplement with Vitamin D under the care of a health professional. An article published by the International Journal of Sports Medicine illustrates the effect exercise can have on infections. In this study, only 45 minutes of brisk walking per day was shown to lower the incidence of upper respiratory symptoms, cut the duration of illness in half and increase natural killer-cell activity in people prone to upper respiratory tract infections.

  7. Adequate Sleep. Almost 80% of the population is sleep deprived. Sleep is necessary for our body to repair and heal. The body does the most healing between the hours of 10:00 p.m. and 2:00 a.m. There is no such thing as catching-up on sleep as once it is lostit cannot be regained through marathon sleeping on the weekends. Getting adequate rest allows the immune system to repair and be in top condition.

  8. Take a good organic multi-vitamin/mineral formula, Vitamin C and a Probiotic. Unfortunately eating organically doesnt always protect us in a perfect manner. Depleted soil conditions has definitely affected the nutrients contained in our vegetables and fruits.   3. Oregano Oil. Oregano Oil can be as an effective pain reliever as morphine. For sinus congestion or stuffiness place 1 drop of oregano oil in 1 ounce of warm water. This will help to break up sinus congestion. Do this 3-4 times daily and before bed. To take orally drop 3-5 drops in a veggie cap and take with food three times daily.   4. Vitamin C. Capsules and powder are best. Take up to bowel tolerance. Taking the recommended dosage on the bottle will not be enoughfor preventative purposes, double or triple it. If sick, divide the dosage and take some every hour—up to 6 grams daily. According to Linus Pauling, adults should be taking at least 2-3 grams a day. There is much evidence about increased health with 2 grams a day, and of course even more with 4 or 6 grams a day. Even an extra 60mg had been shown to add value in cutting down the death rate from heart disease, cancer and other diseases. Now my feeling is as people grow older they ought to be increasing their vitamin C and perhaps they should follow the policy that I have followed of increasing the intake. It can be either one chunk, one dose in the morning, or even better three doses throughout the day, increasing the intake until a laxative effect is observed, speeding up the rate of elimination of waste material from the bowel. So my suggestion is every person who wants to have the best of health should increase the intake of vitamin C to somewhat less than the amount that causes significant looseness of the bowel.

  5. Drink lots of fresh vegetable juice and pure, clean water. Flooding the body with liquids will help to flush out toxins and will also give the body added enzymes (helps with inflammation and pain) and nutrients.

Traveling always give a person the feeling of excitement and fulfillment. Visiting new places, eating at a great restaurant or watching your favorite football game at the stadium is a great way to spend a free time. But for disabled individuals, especially for those in a wheelchair, these activities can be overwhelming and difficult. But there are things disabled people can do before traveling to make the experience more relaxing, comfortable and enjoyable.

Say for instance you are thinking of having a meal at restaurant that you saw in the advertisement offering great foods. You can call ahead to make a reservation and to make sure that they have facilities that accommodates disabled individuals. You would not want to arrive at the restaurant and find out that they don’t have ramps and as a result they have to carry you to get inside the restaurant. Nor is it amazing to find out that their bathrooms can accommodate average sized people only but not you and your wheelchair. It is, thus, good to call ahead to make sure that you have a great dining experience.

Here are several questions you can ask when calling for a reservation in a hotel or restaurant. First, ask if they have elevators or stairs. Do they have ramps or elevators in all floors of the building? You can also ask how wide their doors are and what kind of knobs, latches or handles they have. How big their bathroom is? And some other questions that you think you need to know. If the restaurant or hotel has problems with accommodating disabled individuals, you can try talking to the management for the necessary adjustments.

Most business places today are required by the Americans with Disabilities Act to have facilities appropriate to disabled individuals or make adjustments in order to accommodate them. But of course, every disabled person’s need is unique. Hence, your needs will really depend on your environment. If you are in a rural hotel you cannot expect them to offer you the same services given by those in urban places. But still, they have to provide adjustments in order to accommodate you.

So before you get on on with your travel it is important to make the necessary preparations to make sure that you have a great experience. You need not regret anymore that you have chosen the hotel or restaurant because they did not provide you the necessary accommodation. How to Remove Negative Memories

There are times that apparently bad things happen. We don’t understand why or what the cause of these events are.

Some religious people will tell you it?s Gods plan or punishment. Others will say we create all the events in our lives even the bad ones.

Still more will tell you it is the divine guidance system of the universe, “the great agenda.”

The point is the why is not important. The how is not important.

The past is nonexistent with the exception of our own minds where we continue to suffer through the visual recreation of the ugly event over and over again.

Why continue to allow your negative memories to ruin your present experience? If you were free of the reoccurring negative past, only then can you truly begin to see the present world you inhabit un-jaded.

When you live in your mistakes and bad memories, you are seeing every new miraculous day through the dirty filter of your past.

That makes it hard to just be happy doesn’t it? Even when the stars are bright and everything is going your way.

You just can’t escape the memories that become the basis for the comparison of every new and beautiful experience.

First give yourself clarity, just know that it doesn’t have to be this way. You can be free, you can be forgiven.

Admit that you don’t want to feel this way. You?re tired of feeling wrong. Tired of feeling angry. Tired of feeling sad.

Just know you don’t want to feel this way anymore.

Here is a very simple “visualization” exercise to be rid of the negative memory forever.

Remember this so you can close your eyes to get the full effect and focus.

1. Find a quiet spot to sit or lie down

2. Close your eyes and take a couple very slow deep breaths (deep relaxed breathing is one of the most ancient and effective ways to stay healthy)

3. See the empty blackness of the back of you eyelids, feel the closeness of this comforting and restful darkness.

4. Pull your mind back slowly imagining the blackness becoming larger around you.

5. Now picture a television, one of the old models with knobs (if your old enough to remember _)

6. Think of that bad memory or event and see it playing itself out in real-time on the small television in front of you. All the people involved and just small characters on the little screen.

7. Now i want you to reach out and grab the tuning knobs, feel your fingers grasping the small circular knobs that control the vertical, the horizontal, the static.

8. Turn the knobs; distorting the picture of your negative memory on the screen. Stretch it. Fade it. Change the hue, the speed, the pitch of the voices.

Something that has helped me is tuning the knobs until there is nothing left on the screen but empty static.

Give it a try.

It is easy for those around us to say, just let go of the negative memory. Get over it, and move on.

But for those of us in the experience? attached to it? reliving it for years. It’s not like we want to feel that way, at least not consciously.

Make the decision to change the way you feel.

Now you have at least one method to be free of the past negative memory. I hope it helps and you find freedom, and peace.

Unique Window Hardware from Everyday Objects

If you want sometime more unique than a curtain rod to hang your
window treatments (you are my kinda woman! Or man!), there are
many everyday household items you can use instead. Make your own
wonderful and unusual window hardware with:

1. Coat hooks. Brass or metal coat hooks can be attached above
your window to hold curtain panels. Attach curtain rings or
fabric ties to the top of the curtains and place over the
hooks. Decorative touches such as bows or silk flowers can
also be attached to the hooks for a finishing touch. Just
make sure you have a couple of extra hooks to hang your
coat on!

2. Glass or brass door knobs. Scour antique shops or thrift
stores for old doorknobs (It doesn’t matter if they are
mismatched!) Attach them above the window. Tie curtains to
the knobs with fabric ties. (This idea is also great for a
coat rack - just in case you used all the coat hooks for
your curtains! Just attach the knobs to a nice sanded,
stained, and sealed wooden base, and hang on the wall near
your door!)

3. Spoons. Have you ever bought spoons or forks which bent while
trying to eat ice cream? Well, here is your chance to use
those misshapen tools. Bend the utensils in the shape of a
hook! They will make great hardware for kitchen curtains!

4. Cup hooks. Plain cup hooks painted a bright color can also
be used. As with the coat hooks, simply attach curtain rings
or fabric ties to the curtains and slip over the cup hooks!
They look great and they are very inexpensive!

5. If you are a horse lover or have a rustic home, why not try
horseshoes? Attach to the wall with a horseshoeing nail
(anyone know what those are called?) and use the nail to
hold the curtains rings. You can also use the horseshoes
as tiebacks!

6. Clothespins. How about trying old-fashioned clothespins?
Simply attach the top of the curtain to a cord or thin rod
across the top of the window. Paint the pins with colorful
acrylic paints or leave the wood natural.

Just look around your kitchen or bathroom for dozens of items
you can use for hardware. Be creative, but I would draw the
line if the males in your family suggest holding up the curtains
with knives! Or staples! Or darts! After all, a woman has her
standards, doesn’t she? Hmmmm… How about holding them up with
5* stiletto heels attached to the wall! They have to be good
for something!

Guitars have been used with so much diversity in many musical forms. The instrument is known by many as a classical solo instrument and the basic musical instrument in rock music.

1. Headstock. This is found at the edge of the guitar’s neck. It is tailored with the instrument’s head for adjusting the pitch.

The nut acts as one of several endpoints assisting the tension of the string.

4. Fret board. Also known as the fingerboard, it is a lengthy wood plank inserted with frets of metal that composes the top of the guitar’s neck.

The fret board of a classical guitar is flat and is a little curved diagonally on an electric or acoustic guitar. The curve is calculated by the radius of the fret board that is the range of a “hypothetical circle” and which the surface of the fret board makes up a segment.

6. Neck. The neck is composed of the guitar’s fret board, frets, tuners, truss rod and headstock; all are fastened to a long extension made of wood. Usually, the wood that is used for the fret board will be of a different kind from that used on the remaining neck parts.

The firmness or stiffness of the guitar’s neck in accordance to its body is one determining factor of whether it is of good quality or not.

7. Body. The acoustic guitar’s body is an echoing cavity projecting the vibrations through the guitar’s sound hole which enables the audio of the instrument to be clearly heard even with no amplification.

In acoustic guitars, its body is a big determining factor in the overall sound it produces. The soundboard or guitar top is a delicately engineered and crafted component that is usually made out of red cedar, spruce or mahogany.

This very thin slice of wood, generally measuring only 2 - 3 mm thick, supported by different kinds of internal brackets, is the most pronounced and important element in influencing sound quality.

Most of the sound is brought about by the guitar’s top vibration as the momentum of the vibrating cords are transmitted to it.

8. Pickups. This is what really amplifies the cords sound. Most guitars have one to a maximum of three pickups. The kind of pickup is reasonably important, depending on a particular sound that you are aspiring for.

9. Pickguard. Commonly called the scratch plate, is a plastic guard or any laminated medium which protects the guitar’s top finish.

In creating a Google AdWords campaign, advertisers often spend most of their time creating their ads and researching their keywords. There is often little or no thought to where the surfer will be sent when the ad does its job and generates a click. Often advertisers send the surfer to the home page of their website, hoping the website will do the rest of the work. These advertisers are neglecting a very important part of their AdWords campaign: the landing page. A good landing page is just as important as a good ad, good keywords and strategic bidding. By creating an effective landing page advertisers can increase conversions, which will make their campaigns more competitive and profitable.

When creating your landing page remember to make it specific to the ad that is sending the traffic. As with everything else, the landing page must be highly targeted. If a surfer clicked an ad expecting to find gold plated doorknobs, then you better make sure the corresponding landing page has just that. Headlines, subheadings and bullets are very important aspects of your landing page. As I said above, surfers are impatient and impulsive. They tend to be in a hurry and want instant gratification. As a result, they often only scan the page. If a surfer is scanning your page, they will only read your headline, subheadings, and bullets. It is important that you get all the benefits to the prospect included in your headlines, subheadings, and bullets, for this reason. Of course there are also surfers who will read your whole page, so you will need to have good copy, which provides greater detail and all the information the prospect needs to make a decision.

Pictures are usually very effective, especially if you are selling a product. In this case make sure the surfer gets a good, clear look at the product. Since the surfer cannot touch the product it is important that they get as much visual information as they need. Your copy should support your pictures and your pictures should support your copy. The important thing is that the landing page is focused on what the prospect wants. So if the prospect is looking for gold plated doorknobs, then when they click your ad they should go to a landing page where they only see pictures of gold plated doorknobs, and only read text that describes the features and benefits of gold plated doorknobs.

A Decorator Door Hanger

We use them to enter and exit a room on a continual basis. If you want to brighten them a little more, add some extra design to door knobs and doors with this project. Make several and give as gifts.

MATERIALS

* 1 Piece cardboard 7″ x 12-14″ (or smaller, depending on the size and shape you want it to be)

* Craft felt or fabric (plain or holiday print, but not too flimsy)

* Decoupage or craft glue

* Cord trim 14″ long (or the size of the shape outline and 1/4″ - 1/8″ overlap)

* Various decorative items: flat and/or 3-D plastic or wooden shapes, or holiday items and decorations

* Scissors

* Compass or large glass (for drawing a circle)

INSTRUCTIONS

*Note: Measure how large you want the Door Hang to be, based on each door you’re decorating. Be careful to not make it so wide that opening and closing the door becomes awkward because of it. Do not have the edge of it meet the edge of the door; make it at least an inch more narrow than that.

1) Cut and round the top and bottom corner edges of the cardboard piece that you’re using so they’re not pointed but curved.

2) Using a compass or a large glass, etc., draw a circle on the center top area of the cardboard. Be sure to leave at least a 1 inch rim of cardboard framing the cut out portion of the cardboard in order to be able to hang the item on the door knob. Make sure that the circle you’re cutting out will leave a hole large enough to fit over the door knob so it can be slipped on and off easily.

3) Cut out the circle. It won’t be used, but you can save it for a smaller recycling craft project.

4) Place the finished cardboard shape “pattern” on top of the back of the piece of felt or fabric that you’re using. Trace around the edges of the cardboard, making sure to include drawing around the hole that was just cut out.

5) Cut the fabric to fit the exact shape of the cardboard.

6) If using decoupage, work very quickly to paint the decoupage onto the cardboard and place the fabric or felt on top. Press quickly as you smooth the fabric to remove any air bubbles. (THIS DRIES VERY QUICKLY SO TRY AND GET THE FABRIC IN POSITION BEFORE IT DOES!) You can use a mixture of half craft glue and half water instead of the decoupage. Test a small, extra piece of the fabric first though to see if the glue/water mixture seeps through. It takes longer for this to dry, but it also gives you a little more time to get the fabric or felt placed just right on the shape.

7) When it is dry, glue a piece of the cording around the entire edge of the Door Hang to cover the edge of the cardboard. A hot glue gun works best for this, but craft glue can be used. It just takes the craft glue longer to dry. You can also cover the back of the shape in the same way in which you covered the front. If you do this, wait until it is dry as well before gluing on the cording around the edge rim.

8) Finish decorating the front by gluing on the embellishments you’ve chosen.

9) When dry, hang on the door knob and enjoy or wrap as a gift.

Ten Tips for a Fast Home Sale

1. Jazz Up the Front Entrance.

A coat of paint and a new brass kick plate or doorknocker makes a welcoming impression. Remove any personalized doorknockers or signs from the front of the home. Remember to trim bushes and shrubs and keep walkways clear. A blooming plant or festive wreath is a nice touch.

2. Organize the Kitchen.

Kitchens sell homes–make yours appear more large and inviting! Clean off counters and organize cupboards and drawers. Store or pack seldom used appliances and large pans. Consider replacing the counter if it is worn or has an unusual color. Repair or replace leaky kitchen faucets and dated florescent light fixtures.

3. Reduce Clutter Inside and Out.

Sort out E-V-E-R-Y-T-H-I-N-G! Throw away anything you do not need and organize the rest. Too much stuff? Consider an off-site storage facility during the move. Donate unwanted items to a local charity. Campers, boats and old cars should be parked at a different location.

Call a professional to get rid of the pests, repair any damage, and allow time for any pesticide smells to dissipate before showing. One bug, dead or alive, can make a bad impression on a buyer. The home selling and buying process can be confusing. This is especially true when it is a FSBO (for sale by owner) operation. It?s even tougher when neither the seller nor the buyer is in the real estate business. This article sorts through what stays in the house or condo when it?s sold.

Attachments ? Literally!

In most states, the term ?attached? takes on a unique meaning in real estate. Essentially, it boils down to this, ?If it?s attached to the real estate, it?s no longer personal property.? Practically speaking, anything attached to the home stays with it when ownership is transferred. Applying this concept, it?s easy to see why chandeliers, doorknobs and kitchen cabinets stay.

To determine whether something stays or goes, focus on the attachment issue. Plants can often be a confusing item. Generally, it they are planted in the ground, they stay. If they are in planters, they go. With other items, just look to see if they are attached to the property.

I Am Seller ? Hear Me Roar!

If you?re a seller, you?ve probably spent a good bit of time and effort on the property. What if you want to take a few attached items with you? Can you legally keep it? What if you?re thinking, ?That fixture hanging over the breakfast table has a real Tiffany shade? It was a wedding present from Aunt Elizabeth. I?m keeping it!?

Keep your shirt on. There are a couple of ways that typically work when you want to keep an item or two of this sort. When prospective buyers look at your home, everything they see will stay with the home. You are happy, they are happy, everyone is happy! Life is good.

Analyze your home for attachments before you put it on the market. You wouldn?t want to make Aunt Elizabeth angry by losing the wedding present she gave you.

True, Small Details Can Cost Seller Thousands

Many people think that staging is a silly business. What stagers really do is just plunk furniture down, fluff some pillows and put some nice throw pillows on couches. Actually, not true. While staging may seem frilly to lots of outsiders, there are actually some science and psychology behind it.

Fellow blogger Dee Copeland, Broker-Associate, CRS, GRI, said it very well:




“In the case of the investor I was speaking with, their painter had painted over door knobs, ceilings, shelving, even wall plates. The house had not sold as fast as they had hoped, so I was there to offer advice. I told them about the numerous small issues such as not painting the inside of a closet, not putting down new sod, or replacing rotted wood under the sink.

I summed up the buyer experience in this way, “When a buyer is walking through their potential home, it’s not just a house. It is where they will raise their family and enjoy special moments. They want to walk in and be wowed. Buyers have a move-in condition form in their mind and if they see a great deal of obvious, noticeable, small flaws, they wonder what else is wrong. You have to earn their trust that they can move in and the house won’t fall apart the next day.” In this case, I’d suggested they purchase a pre-inspection to help the buyer understand that they did their homework. I love what she had pointed out that sellers often focus on the near future, which is getting the bang of their bucks and get the heck out of there to start their new lives. However, they are often distracted by what costs to put their home on market to make it into a marketable commodity — a house, and forgot to look to the future where these investments are their investments to ensure their home sell for more & faster. A staged home may not get a seller more money, but it helps to sell it fast in any market, fast or slow. Other than the common reasons that staging will help the buyers to figure out the spatial relations in the area and picturing themselves living in the house, there are also other factors: Staging will help slowing the buyers down when they tour the home. A staged home is far more interesting to tour than an empty house. A staged home will also help buyers to remember the home. They may not remember what exactly it looks like, but it will help them to jog their memories after they tour 80 homes, which is typical in the competitive San Francisco bay area market.

Additionally, staging helps to refine the signals that you send to the buyers. Sure, the buyers will be able to notice that those cabinets are newly painted, but you don’t need to leave your paint cans around to remind them that. Leaving construction materials out often send the signal that there are other things wrong that need fixing. And sure, the buyers will understand that you are a busy individual and you have a full life so you forgot to do your dishes before open houses or putting away your personal items like socks and underwears. But is this the image you want to project for your product? Living in your home is a personal thing, and we often lose sight that what may consider normal daily routine for us may not be normal for others. So WOW your buyers. Remember, once you made that decision to put your home on the market, you have released it into the big wide world. It is now on internet for millions to view, it has a price tag, it has a MLS #. IT BECOMES A PRODUCT. So put your best foot forward to sell that amazing product that had served you well, and don’t ignore the small details.

Great Ways To Give Your Old Cabinets A New Look

Cupboards are everywhere, but regardless of their station, all cabinets serve one purpose: storage.

Some cabinets require less usage. A curio cabinet or trophy case is a good example of this particular cabinet. We put items in these cabinets that we want to look at on a regular basis, but we don?t tend to use these cabinets very often. We don?t open and close them very much. However, some cabinets see a lot of action. Kitchen and bathroom cabinets get lots of action. It doesn?t really matter what you have in your cabinets. What is important is to realize that sooner or later, you will have to make some minor repairs to keep your cabinets looking great.

Probably, the most expense way to restore old cabinets is to remove and replace. Be aware, though, that there are several issues to consider when buying new cabinets. Wood will obviously cost more than most other materials. However, it is usually more attractive and longer lasting. The overall design of the cabinets as well as the number of cabinets will also play a large factor in the price of the cabinets. As the artistry or architecture of the cabinet gets more complicated, the price rises. For example, a simple flat door design may cost as little as $40 per door, whereas a more complicated door with even a few etchings may be as much as $100 per door. Design matters when you are on a tight budget.

Refacing is another way to restore old cabinets without ?tearing down the house?. This process only involved the removal and replacement of the facing of the drawers and cabinets and does not involve removing any of the frame work. The cost for such a renovation is substantially lower than new cabinets, and the finished product is produced much quicker. Refacing can be performed in approximately three days, whereas complete replacement of cabinets can take as long as a couple of months. However, just as in replacement cabinetry, extricate design will cost more.

If your budget does not allow for the replacement or restoration of new cabinets, there are still things you can do to make your cabinets look new again. New knobs and drawer pulls are relatively inexpensive and can make a world of difference in the overall look and feel of the cabinetry. If you don?t get quite the look you were after, try also replacing the hinges. New hinges will also make your cabinet doors look better and brighter.

For a little more money, try painting or refinishing your wooden cabinets. You don?t have to remove all the old paint or stain before repainting or staining. You can sand the cabinets and drawers (everything that can be seen) just enough for paint or stain to stick to it. (Read the directions carefully if you choose to restain. Staining may require extra preparation.) If you are painting, be sure to you a primer before applying the final coat of paint. This will ensure that the paint will adhere to the cabinetry.

This report is written for those people who may want to improve or update their own home so along those lines, I would like to give you an overview of the factors that may lead you in creating a more effective and successful home improvement project or plan of your own.

Let me begin by saying what a home improvement plan will not do! I have seen this happen more than once, so I will say this now. A home improvement project, addition, upgrade, remodel, or makeover will not make up for a troubled marriage. So for those that think home improvement may save a marriage, Im telling you now that it will add more stress and it is a poor substitute for proper counseling.

With that said, when you see a home being sold due to a divorce, take a good look at the house because you may see evidence of a great remodel job. However, the marriage still failed. The scenario above leads into other areas of home remodel, acquisition and selling points. Gentlemen, pay attention here! It is generally recognized that women are responsible for 80% of all decisions on whether or not to purchase a particular home.

So what influences the ladies in their decisions concerning home purchases and remodeling? By far the two biggest items are the kitchen and the bath. If I had to choose one or the other, I believe I would look at which area was in need of the remodel more, while at the same time looking at the costs of both options.

As for the men, what do they want? They would be happy with a large garage/workshop plus a secluded den or office to carry on with business or to retreat to the solitude of a cave. Men, as we can see, really dont spend as much time feathering the nest so as a result we see that contrary to popular belief, men really tend to follow the females lead.

Generally speaking, youll find that men dont pay much attention to draperies, window treatments, flower boxes, state of the art appliances, Jacuzzi tubs, well-lit bathrooms, large closets or floral patterns of any kind. They often prefer brown and gray everything, with a big garage, a shed, a sprinkler system and a privacy fenced back yard for barbeques and lounging in private. Men also like low maintenance houses so they arent constantly being asked to fix or repair things. If left up to the men to decide, you would find that faucets, toilets, sinks, baths, floors, mirrors, cabinetry, appliances and furnishings would tend to be favored by their industrial strength qualities as opposed to beauty.

Those are general observations and many times they will not apply. However, by keeping them in mind and using the 80/20 rule, they may help in the decision making process. So now using what we know, it would be wise to slant your remodel towards the light and bright feminine side of life. It seems to make sense that if the women are the decision makers then we should let them decide on what really needs attention first!

Lets look at the kitchen first. Can you paint or refinish the cabinetry and change the knobs and handles to get the new look? Would new Formica laminate over the old counter tops with a matching backsplash do the trick? Maybe a white ceramic sink with a new faucet will achieve the desired effect. Quite possibly you may decide to rip it all out. If that is the case, then paint the walls and consider tiling the floor also. Often times, adding some minor electrical and lighting upgrades will help transform and modernize the entire effort. Dont forget the new built in dishwasher and plumbing as well.

Custom cabinets, if designed, built and installed by a local reputable cabinetmaker with references and a picture book of previous work done, are often very attractive in price and quality. I use craftsmen with low overhead who work on one job at a time. Often I will ask them to make, in addition to the kitchen, a base cabinet for the bathroom to match, all for one low price. When working with kitchens I always look to see if a wall can be opened up to create a pass through or bar stool counter top. This lets in more light and allows the person in the kitchen to talk with and see the people in the adjoining room. It also creates the effect of a more spacious kitchen.

The bottom line is that a well-lit, light, bright and spacious kitchen, well equipped with modern appliances, plenty of storage space and decorative tiles, paint and window treatments, will add value and appeal to any homes remodel plan.

Next, lets look at remodeling the bathroom. Here again, we look to the feminine side as the women seem to spend more time here then the men. So with the ladies in mind concerning the upgrade, I will often bite the bullet and rip it all out, the tub being the only exception! If I can leave the tub in, the job is easier, faster and cheaper. However, if I am looking at an olive green or yellowed chipped up and rusting ceramic eyesore, than a new fiberglass insert with a sliding glass door is going on my list of items to buy at the local Home Depot.

Jet tubs are the in thing, so I wont rule them out as a possible upgrade. This decision again is based on the female as most men dont take candlelit bubble baths or require a pulsating massage. Walls are painted with Sherwin Williams semi-gloss paint which creates an excellent moisture barrier to the walls. With regard to walls, by adding tile or laminate half-wall wainscoting to the lower three to four feet of the wall, youll add a nice touch. Since you have torn out the old toilet and base cabinet, now is also the perfect time to rip up the old vinyl and put down ceramic floor tile before the new fixtures are installed.

New lighting, mirrored vanity cabinets, G.F.I. electrical outlets, wallpaper borders, towel rings and bars are usually the finishing touch. Even a man can appreciate coming home to a spacious, clean, modern, functional and aesthetically pleasing kitchen and bath. One final note here: Be sure to caulk everything when youre through. Youll want to protect your new investment from rotting, from the inside out. Dampness and wood eating insects are your homes worst enemies.

Now with the kitchen and bath out of the way, what do you feel is next? I myself spend on average about seven hours a day in the bedroom, so I tend to go there next. Once again, the closet is of importance to the ladies so I will look to paint that bright white, upgrade the lighting and install a closet organizing system to maximize the space that is available. A tip for the guys! Put in a shoe rack for the ladies, as most of you wouldnt even think about that little upgrade.

Once the closet is done, Im back patching and painting the rest of the room. Another smart thing you can do is to let the female decide on what color of Sherwin Williams brand satin super paint they would like to have applied. I always make sure I get enough paint to do the ceiling as well because when youre on your back, you will be looking at it. Once the walls and ceiling are done, the ceiling fan with light kit and dimmer switch go in. Then the baseboards are prepared for installation before the carpet goes down. Usually I paint them a shade darker than the walls and tack them to the wall about one-half inch above the floor.

Now that the paint is put away, its time to install the plush carpet and a dense quality pad beneath it. In order to really bring the room together you will need to take a paint swatch or chip to the carpet dealer to choose the carpet color that really sets off the walls and base board trim. As for final touches, those include mini blinds, a curtain, and decorative switch plates and receptacle covers. A solid core door represents todays modern standards with a keyed lock set for security, so I will add that factor in too. Just add candles and youre done!

As for the rest of the house, I will choose one-color paint and use it throughout all the remaining areas that are to be lightened and brightened. Earth tone, eggshell or tan sand colors are a neutral favorite of many, so unless you have a floor that is going to clash with it, earth tones are a safe bet. Speaking of floors, I will follow appraisal rules that tell me wood is better than carpet, except in bedrooms. And tile is better than vinyl. With that in mind, I will use tile and Pergo flooring everywhere else. Once the tile and wood are installed, I never have to replace it and maintenance is a breeze. The appraiser also looks upon wood and tile as an upgrade, so at the earliest opportunity, they are getting incorporated in my plans.

There you have it! A general Joe homeowner remodel job, but what about the infamous addition? With this consideration, youll have many more options to weigh, so lets take a look at some of the pros and cons of adding square footage.

When does it make sense to add square footage?

#1. Is it physically possible, legally permissible, financially feasible? Will the new addition serve your intended purpose to the maximum extent?

#2. Does the current floor plan, layout or design of your home allow for a smooth flowing traffic pattern in, out and through the proposed addition?

#3. Will your lot size accommodate a larger dwelling and will the neighborhood surrounding your home support the higher value that you expend?

#4. How long do you intend to stay in the house that this upgrade is planned for? Five years from now, will the addition return, dollar for dollar, the money you have spent to the sales price of the home if you sold it?

#5. Are you prepared to deal with draftsmen and plans development, contractors, building officials and permits? Will you mind living on a construction site for about 6 months? Are your finances in place with an additional 10% set aside for cost overruns? Has everyone agreed upon what this addition should look like and the purpose it will serve?

Let us say you have considered the above and would like to continue towards the improvement. From here, we should consider the economic principle of what is called progression. Example: You have a 2-bedroom, 1-bath home, located in a neighborhood of more expensive 3-bedroom, 2-bath homes. In this case you could, with more certainty, add another bedroom and bath and expect to be able to realize or achieve the value from the additions expense as the more expensive homes around you will tend to pull the value of your home up along with theirs.

Now the reverse is also true, so you must consider the opposite case that is called the principle of regression. That says that if you over-improve beyond the value of the homes that are surrounding you, then those lower value homes will tend to keep the value of your home in the lower price ranges. So putting it another way, try not to pass the point of diminishing returns. In essence, saying that you can only improve so much before you reach a point where, for every dollar you spend, you will receive less of that same dollar back when you sell.

A good rule of thumb to use is to try to get at least two dollars of increased value for every dollar you spend. Once you begin to approach break-even, then you should consider maintaining what you have as opposed to adding to it. A simple way to say it: Dont over-improve!

Another watchword to know is super-adequacy. That would be like putting gold faucets in a mobile home. Its overkill and too high-end for the properties overall value, so the final decision on remodeling and additions comes down to balance and a happy medium being reached. Also, take into consideration the cost, aggravation, the net gain, the need for improvement, the improved quality of life, the suitability to all occupants taste, needs and desires and in the end the ability to receive a higher sales price.

I choose to remodel more often than add-on because it goes much faster and the profits role in quicker too. If I need more space to live in, I simply remodel the house Im in and rent it out for top dollar, and then get an equity line to buy a bigger house! When remodeling my own home I will attempt to do everything myself, aside from building cabinets or rewiring electrical circuits. As with everything else, if I get in over my head, I will concede defeat and call in an expert to finish what I started while I learn where I went wrong by watching them finish it up.

Here are a few parting shots that you may or may not know:

Painting everything inside and out is the greatest value producing improvement that you can make on a dollar for dollar return basis. When painting, ensure you buy the absolute best paint available, as it is true that the expense of painting lies in the application of the paint not the paint itself. So if you have to apply two coats because of an inferior watered down paint then the cost just doubled in time and the added paint needed to get the job done.

This next tip alone will save you the cost of this entire book and here it is. Without naming any names, whether it be the manufacturer or the distributor of the product, there is a problem out there with what used to be considered top brand, quality paints. It has been said that some manufacturers have thinned out their paint and left their good name on, all in the name of allowing certain retailers the ability to sell hundreds of thousands of gallons a month at what appears to be a bargain price. Unfortunately, the consumer is fooled by the name and ends up coming back for more paint when they find that it takes more of the thinned out product to get complete coverage.

I, for one, as you can well see by now, am a real fan of Sherwin Williams brand, super paint. This blend is so superior in my mind to any other paint available to the little guy, that I refuse to use anything else. I have applied it to exterior walls located in the worst conditions and climates and ten years later its still as good as the day I put it on. The elasticity, color and protection are still in place with absolutely no chalking, cracking or deterioration of any kind, The same goes for interior paint as well. The coverage and wash ability are unmatched!

I also would like to say Sherwin Williams has not paid me to say one word of this. It is for your sole benefit that I harp on it to the degree that I do, as it burns me to no end to see trusting people get ripped off and not even know it!

But wait! It gets even worse. As if to add insult to injury, the retailers dont really even shoot for the highest profit margin on the paint. They make their profit when you start buying all the tape, rollers, trays, brushes, handles, scrapers, sand paper, buckets, screens and new fangled gadgetry along with a host of other products that may be required to finish all phases of the job at hand.

Has anyone ever told you that? If you doubt it, take a viscosity cup and run the super paint through it and then do the same with the other paint. After this test, you will need no further proof of which paint is going to save you time and money in the long run.

Well, enough said. I hope you get the point on paint. Now another thing you can do to improve your home substantially is landscape it. Landscaping, if done right, can add up to 30% to the value of your home. I prefer to plant shrubbery and low maintenance hardy plants and trees of all types. A few flowers to add color and my job is done.

Back to the addition. If you decide to add a room or two, it has also been proven that you can save about 30% here too by being your own contractor. I would encourage you to get a book titled, How to Be Your Own Contractor, as it will often take an entire book to give you a proper grounding on the subject. Just know this! It is entirely within your realm of ability to tackle the over site and scheduling that you would pay that 30% to the general contractor to do. If you feel up to the task, get a book and be vigilant. In the end, you will have that new addition at a significantly lower price.
