What Kitchen Sets Can Teach Your Child

Pots, pans, a make believe oven–you’d never guess it, but there’s more cooking in your Child Kitchen Set than a plastic plate of make-believe cake. Children learn through play, and in the process of pretending to prepare for a party, or dividing chores among a family of dolls and teddy bears, they pick up important lessons in language, social interaction, and creativity.

Social skills

Ever wonder why pre-schools always have kitchen sets? They’re good tools for teaching social skills like sharing, taking turns, and cooperation. As they pretend to prepare a meal, and then sit down to “enjoy” it together, they learn that toys–and everything else in life–are more fun when shared with other people.

Imagination and creativity

The child kitchen set is very realistic–knobs, plates, and an oven you’d be proud to own yourself. But they can use their imagination to create meals no chef has ever dreamed of, and throw parties that would amaze even Martha Stewart (bet she never had the Queen of Fairyland at her table). The amazing thing about these feasts–aside from the fact that they don’t have any calories–is that they reinvent themselves each time. The game never grows old and boring, because the child can do anything. Truly, few toys have such mileage.

Manners and etiquette

Child kitchen sets can help you teach your child important manners and table etiquette. After you “cook” the play dough pot roast for the pretend party, you can show the “guests” how to thank the chef for a wonderful meal. Even an imaginary tea party (you can play the Queen of England) can lead to a lesson on how “little ladies and gentlemen” should behave at the table. Elbows off the table!

Redefining gender roles

While child kitchen sets were primarily seen as “girl’s” toys, they don’t necessarily promote a stereotype of the traditional housewife. Instead, the cooperative and social nature of a kitchen set reinforce how family chores are equally divided among men and women. Observe your children and their playmates, and how they take turns washing dishes or cutting up vegetables. And if they lapse into standard roles, it’s a good time for you to come in and “teach” them otherwise. “Daddies wash dishes too,” you can say, handing him a plastic plate.

Art skills

Child kitchen sets can come with accessories, but part of the fun is helping the child create his own special pantry. Recycle old cereal boxes and cans, but let him draw or print out his own labels and design his own logos. You can also buy clay that can be shaped into fruits, vegetables and other food stuff, before being baked in the oven to make a delicious “meal”. This may actually be a sneaky way of getting your child to learn about the basic food groups, or practice reading and writing as they copy their own “recipes”.

And who knows, all that interest in a child kitchen set will help your child become interested in real cooking and food preparation. Try giving them simple cooking chores, like washing the potatoes or helping roll the dough, or let them watch you cook so they know what to act out when they’re in their own kitchen. They may be “pretending” today, but a decade from now, you could literally taste the results of what they learned through play. As a result, a child kitchen set makes a great addition to any playroom.

How to Use a New Home Builder’s Design Center

If you choose to buy a new home from a homebuilder, the new home will, to varying degrees, have features in common with other homes. This gives those searching for a new home to buy the advantage of being able to compare existing models to the new home they are considering. However, most people want their new home to reflect individual tastes. That’s where the design center comes in. Because many higher-end new home builders offer custom design centers, this article seeks to explain how to use the design center - and how to finance your options and upgrades.

Homebuilders offer design centers for at least two reasons. One is that the homebuilder wants to offer those searching for a new home to buy the ability to customize a new home based on individual aesthetic preferences. The other is that, because the designing can be financed as part of the mortgage, the new home buyer is in a position to choose features that might otherwise be cost prohibitive.

When you buy a new home from a quality homebuilder, you will be invited to browse options for enhancing your home. Some pre-priced home enhancement options will include carpet and flooring, lighting and sound, kitchen cabinets and appliances, doorknobs and stair rails, and windows and doors. Obviously, the selection can be quite extensive. When you sign on the dotted line, you will be invited to meet personally with design consultants to review your options. The advantage of personalizing the look of your new home before completing the purchase is that you can finance all of it as part of your mortgage - obviously a tremendous deal.

When you first meet with a design consultant, bring your options manual. As part of the new home buying process you will likely be given one, typically by a sales manager. Then, using the manual or viewing staged home interiors, you and the design consult will discuss options and pricing. Remember, you will typically have 45 days from your agreement of sale to complete all your selections for eligibility. When you go to the appointment, it is a good idea to bring fabric, pillows or even furniture drawers to coordinate furnishings with the new interior finishes of the new home. Then, when you make your structural selections, the decorative process begins. A deposit will be due as final decorator selections are made.

When meeting with the design consultants, come knowing what you like - and what you don’t - and remember that even though the financing is a good deal, you will owe the money at some point so don’t be talked into options you don’t like. And of course, if you are browsing new home builders, it may be wise to avoid homebuilders that don’t present options for personalizing your new home.

Future Impact Of Nanotechnology

Introduction

Nanotechnology can be defined in a number of ways; it is a vast and fresh emerging topic for the world. It is an arrangement and systematisation on the scale of 100 nm and less. Scientific fraternity does not consider it a science but a multi-scientific, while industrial sectors rate the technology as multi industries.

Human creativity can be communicated through its jumbo platform, which includes the command of comprehension and operating atomic and molecular substance and communications as mandatory for the optimisation of present products and the making of new ones. Perhaps that is why it is called an ideal scientific storm in place where all natural sciences come together and meet one another at the nanoscale. Nanotechnology incorporates many applications of different industries like health care, medicine, security, electronics, communications and computing.

While discussing nanotechnology, we should better understand the broad difference between science and technology. A novice technician may be misled by the term and holds the nanotechnology to be a technology manufacturing operative tools made-up and functioning on the scale of nanometers like molecular machines and molecular electronic tools. The technology is also regarded by some as a fresh but rising region of research, which slowly and gradually, will tell us more about itself clearly.

Top-down and Bottom-up

Two basically diverse methods assert the Nanotechnology: ‘top-down’ and ‘bottom-up’. ‘Top-down’ uses machining, templating and lithographic methods to produce nanoscale structures, but bottom-up, or molecular nanotechnology, uses to develop organic substances into decided structures, atom-by-atom or molecule - by - molecule, often by self-assembly or self - organisation. It is understandable that for the delivery and function of this new science and technology, both tactics are expected to be essential. Several areas of nanotechnology have been taken over by chemists; these fields incorporate the synthesis of inorganic, organic and hybrid nano-materials to apply in nano-tools, the enhancement of novel nano-analytical methods, and the management of biological molecules like DNA and the growth of molecular devices. The management of nanodimensional substance and/or the self-assembly of molecules into well-built compositions are managed by a large portion of chemistry.

Nanoscience has already been put into practice by polymer chemists and those concerned with liquid crystals and the strong fields of supramolecular chemistry imposes straight on nanoscience and technology. If good communication of potential pluses assures extensive help, the forthcoming uses of nanotechnology can be countless and wide-ranging. However, we must consider that the promises offered by nanotechnology are both positive and genuine. If we want to convey the truth of scientific development and distinguish between science and science fiction, our puffed up assertions for the nanotechnology will not help us. Bottom-up, complete opposite to top-down, is a method to fuse the material from atomic or molecular species through chemical reactions, allowing for the antecedent particles to develop in size. It’s the new concept for fusion in the nanotechnology world that could transform the recipe we make materials. Since the method is opposite to top-down, it begins its function with atoms and molecules and produces larger nanostructures.

This method demands comprehensive knowledge of forces of attraction. One cannot expect things come close without any attractive energy or active field in the region.

Electroplating is the easiest such bottom-up fusion course. By inducing an electric field with an applied voltage, we can attract charged particles to the surface of a substrate where bonding will take place. Most nanostructured metals with high solidity properties are produced with this attitude. It’s already been established that electroplating produces a material layer-by-layer, atom-by-atom.

Chemical Vapour Deposition is another big choice of chemists. With the mix of volatile gases and benefits of some simple thermodynamic principles, it’s achievable to have your source material travel its way to the substrate and then bond to the surface due to high chemical potentials. This is the one time-tested technique for producing nanowires and carbon nanotubes. It’s also a technique of preference for producing quantum dots. At present, CVD is the most favourite and easily accessible technique for producing nanostructures of all kinds.

Carbyne is a linear chain of carbon atoms with recurrent single and triple bonds. Carbyne has been recognised for some time but within the past year research scientists have effectively stabilized the molecule in long (300-500 atoms) chains by coating the ends with trifluoromethyl and nitrile radicals. Randomly long chains will be feasible with the production of molecular. With an approximated breaking force more than 6nN 19, carbyne is tremendously powerful in tension. A cubic packed range of carbyne molecules would have a tensile force more than 50 GPa (7,000,000 psi). According to analogy, rayon used for commercial purpose has a tensile force of 0.45 GPa (65,000 psi) and nylon, 0.083 GPa (12,000 psi). However, the carbyne molecule is fairly supple, giving many alternatives for winding into fibres.

Applying the identical types of configurations that Drexler created for gate knobs in the mechanical nanocomputer, a carbyne molecule could be cross-linked to other carbyne molecules. The power and rigidity of the resultant array could be oriented by altering the number, length, and geometry of the cross-links. Created of non-cross-linked molecular arrays, Carbyne fibres would have an exceptional amount of rigidity because fissures would not spread from one molecule to the next.

Carbyne has a huge thermal conductivity along the axis of the chain of carbon atoms (approximately that of diamond, around 2100 W/m-K-five times that of copper). If desired, it is feasible to do this while keeping the look and texture of today’s fabrics, if desired.

Smart Materials and Nanotechnology

Molecular nanotechnology will integrate computers, sensors, and micro- and nanomachines with materials and thus introduce more fundamental transformations possible, while combination of flawless materials will initiate considerable progress in functioning. Here are some concepts:

. Micro-pumps and supple micro-tubes could convey coolant or a heated mode to required portions of clothing.

. By combining panels of fabric with microscopic mechanical couplings along their edges, piles of fabrics could be manufactured without noticeable seams. In the same way, surfaces could hold mechanical couplings that, when pressed together would adhere with almost the force of the bulk material. This ’smart Velcro’ could fasten and unfasten at the request of user.

easy as it seems. Besides deciding on the band, there are

Venue Selection
As an event planner, your ability to keep numerous things
in mind when hiring musicians. Selection of the perfect venue
is the first ingredient you will need. This ability alone may
distinguish you as a professionals in an industry filled with
amateurs.

When choosing the venue, be certain the room size is
in proportion with the number of guests who will be attending.
I got into this business as a singing piano player. When I
am performing I need to connect with the audience. If the room
size is proportionate to the crowd size, I can do my job
successfully. If the room is too big and there are not enough
warm bodies in attendance, the audience will feel too
intimidated to approach the band. When you keep the band close
enough to your guests will feel comfortable enough to interact
with the musicians and vice versa.

Have you noticed yet that keeping the venue small so the
band can be close to your guests will increase your chances of
having a successful event? Depending on the act, you can leave
a little dance floor in front of the band. But all in all, keep
the crowd near the band and allow the band to be an integral
part of your event.

I have frequently worked with party planners who are
clueless when it comes to what size stage is needed for a
band.

“If you fail to plan ahead, then you are planning ahead
to fail.”

Here are the stage specs for various sized bands:

3 Piece - 8 feet by 16 feet

5 Piece - 16 feet by 24 feet

12 Piece - 16 feet by 32 feet

With the is newly acquired information, experienced event
planners will always prefer to go with a room with a stage
rather than just placing the band on the same level as
attendees. Proper planning for stage requirements avoids major
headaches the day of the show. Also, having the band on a stage
allows them to be seen by everyone even by the people in back.
When selecting the venue, you will also need to keep in
mind the acoustics of the room. High ceilings and flat walls
with lots of windows and no curtains to muffle the sound are
not optimal environments for bands. Work with an experienced
sound person to mix the band and equalize the room and
eliminate feedback.

Agents
There are only a handful of very few good
professional bands anymore. If you don’t know a good
booking agent, you will be hard pressed to find them. A good
agent will be the one to help you thru the minefield of
mediocre, amateurs with amps that have no volume control knobs.
As an event planner you need to figure out your event theme and
then contact a talent booking agency to see if there are bands
that fit.

The most popular bands play a wide variety of styles. A
good group of musicians knows songs from the ’60s, ’70s, ’80s
and ’90s. Frank Sinatra has never gone out of style. So make
sure the band plays what we call “Jazz Standards”. Depending
on your event and your geographical location, it is either
“Country Music is King!” or “Classic Rock Rules!”. Know your
demographics before hiring a band.

As with any vendor, you get what you pay for. Let’s talk
about budget. I wonder, even as you continue to read this
report, if you realize the amount of time a band puts in before
receiving a paycheck to practicing their instruments, learning
and memorizing repertoire and coordinating lights and
choreography. Most bands require anywhere from $1,200 to
$45,000 per gig. Experienced booking agents will be able to
place the right band for the party. With any event, experience
wins every time. Ask for references and testimonials.

Technical Set Up
Once your musicians are booked, you now need to cover
logistics. Tech setup includes the movement and placement of
equipment and sound checks. Bands usually bring their own
equipment.

Amplifiers, instruments, a PA system for vocals,
lighting towers all the way down to carpet for the drums need
to be set up and placed and checked and moved and double
checked again. Allow enough time for all of these details to be
adequately addressed well before show time. Because it is not
IF something goes wrong, it’s WHEN something goes wrong.
And it always does with a band. Give them enough time to fix
it.

Sound check must take place no later than 3 hours before
the performance start time. Load in should occur 1 or 2 hours
before that. The sound check should take no more than an hour,
and after that, let the band go back to their rooms, freshen
up, take a nap, grab a meal. They should return NO LATER than
30 minutes before their performance.

Band Character
Musicians have traditionally had a reputation for being
evil practitioners of any number of very colorful vices. It has
been my experience, however, that we are no different than any
other industry be it stock brokers, medical personnel or city
workers.

Use these simple rules and you will notice you can keep
any group of performers in line.

- Band members should not eat any food in buffet lines or
inside the ballroom area. They should have a separate area or a
“Greenroom” where they can eat, drink, warm up their vocal
cords, stretch out and generally prepare for the gig.

- During a performance, bands should not consume alcohol
or smoke. If they can’t wait a few hours to partake of their
favorite libation, fire them on the spot. You will avoid
headaches and embarrassment down the road. In addition, you
will get the reputation you will not tolerate any such
behavior. Trust me. Word will get out you are a professional
party planner.

Finally, remember: Treating musicians with dignity and
respect translates into a happy band which brings you happy
clients and guests who enjoy the entire event no matter
what the occasion.

You are now armed with the 4 seriously critical ingredients
for success that you did not have before. If you have learned
this information through the school of hard knocks, you can
feel assured that you are a true professional.

Now picture the night of the event. Following dinner (if
it is served), lights should be dimmed, the band is introduced,
they hit the first chords and the excitement ripples through
the room. People move towards the dance floor and the smiles
appear on everyone in the room. Why? Because you did your job

In fact, place any clutter you have found in storage as well. You have to move anyway and you will have to pack less for later when you do move!

The foyer provides the buyer with the first impression. It should be clean, uncluttered, bright and inviting. If any rooms are dull brighten them up with higher wattage bulbs in lamps.

Remove personal photos from all rooms if possible and replace with prints or ornaments. You want the buyer to focus on your home, not your personal life. This can be distracting.

A fresh coat of paint is mandatory. Paint your home in a neutral colour (white or beige is best).You can ad a splash of colour with colored accessories, pillows, throw rugs, candles, etc.

Bathrooms should be sparkling! Counters should be clear with no personal items visible. Tub tile grout should be clean and shower curtains and glass shower doors should be free of mildew. Hang fluffy, colorful towels on the towel rods.

Kitchens must be spotless. Remove all notes, magnets, etc. off the front of the fridge. Keep counter space clean and clear of all items. Clean out under sinks and organize the pantry. Paint outdated cupboards with a neutral colour and put new modern knobs on doors for a fresh look. Dishes on the floor for pet food should be eliminated during a showing.

Furnishings should be simple and minimal. Leave space between pieces and remove nick knacks. Your most attractive piece of furniture should be placed on the wall you see when you enter a room if possible. Tuck away Cd’s, videos, etc. Hang pictures at eye level. Group accessories in odd numbers (one, three or five).Fireplace mantles should be depersonalized by removing pictures. A flower arrangement, mantle clock or piece of art would be appropriate here.

Garages, front and back yards should be cleaned as well. Plant flowers or shrubs in the yard for a welcoming effect. Prune any shrubs you may already have. Don’t leave bikes or toys around the yard. Clean the pool if you have one. The lawn should be cut and watered to give the home a well cared for look. A coat of paint on the outside of the house may also be in order.

If you can afford a stager it is well worth the money. If not, just make sure you clean and get rid of clutter! A spring cleaning will definitely pay off. This can not be stressed enough! A coat of paint will do wonders. Have lights on in every room (even during the day) and soft music playing before a showing. Spray a nice gentle room spray around the house to freshen it up. One thing that people can do to protect themselves from colds and flu is use germicidal hand lotions.

What’s the problem with both isopropyl alcohol and No-Germs?

Look at that number 99.8% again. It’s not 100%, is it?

And that’s the problem. Nothing kills 100% of microorganisms. There’re always a few oddballs in every crowd of germs who just happen to have a genetic resistance to anything you throw at them. A select few have the biochemical capacity to bind to the antibiotic and so render it harmless to them. Or some biochemical way of destroying the antibiotic. Or a biochemical pump that draws out the antibiotic.

A few always survive. They continue to multiply and divide — and so their descendants inherit the resistance. And so you have dangerous bacteria that laugh at your strongest antibiotics.

Look at it this way. What if the Earth were invaded by some race of aliens who wanted to wipe out humanity. So they unleashed a sophisticated bioweapon that destroyed every homo sapien with black, brown or blue eyes?

That would kill a huge percentage of the population — but not the people with green eyes or albinos with red eyes.

They only way to kill everybody would be to destroy the entire planet. But then the aliens would have nothing left to take over.

We could kill every germ inside ourselves simply by blowing ourselves up, but obviously that’s not a desireable option.

The process of creating antibiotic-resistant bacteria and viruses that resist antibiotics and germicides has been going on in hospitals for decades. And it’s why hospitals, nursing home and other medical treatment facilities are the worst places to catch an infection in.

Because those are the places which have attacked germs the most — forcing them to evolve into antibiotic and germicide-resistant varieties.

Does that mean hospitals and nursing home shouldn’t fight against harmful bacteria and viruses? Obviously not.

When you have a medical problem you must balance potential gain against potential risk.

When you have a life-threatening bacterial infection, take the antibiotic.

But if you take antibiotics every time you blow your nose . . . Or what’s even worse but it’s frighteningly common, you take them simply to prevent infections . . . you are encouraging the development of bacteria inside you that can resist antibiotics.

And that makes it more difficult for people who get a similar infection in future — including perhaps yourself — to defeat it.

That is what alcohol and now No-Germs can do to your hands. All skin has bacteria on it — which will not harm you. You are safe as long as the normal skin bacteria far outnumbers any disease-causing bacteria.

But apply isopropyl alcohol or No-Germs — and you kill the normal bacteria. You are just clearing the way for germicidal resistant and harmful bacteria to grow like weeds in a newly plowed garden.

Sometimes this is the lesser of two evils. Do consider using isopropylalcohol or No-Germs on your hands when:

1. You are a health care worker or anybody else in close contact with bird flu victims.

2. You’re caring for a bird flu patient at home.

3. You’re visiting someone in a hospital or nursing home. Apply lotion to your hands going in to protect the patients. Apply it to your hands after you leave, to protect you.

4. You handle dead birds or anything suspected of bird flu or anything for that matter that might have harmful bacteria or viruses of any kind.

5. You know that you’re touching door knobs or other objects recently touched by someone with bird flu. This could be at your work place or at home.

For most people, the best protection is still ordinary soap and water.

Wash your hands thoroughly several times a day, as well as before eating and after using the bathroom — of course. Wash your hands for at least 30 seconds at a time.

This cleans them of harmful bacteria and viruses just as effectively as anything else — without encouraging the evolution of germicide-resistant bacteria.

I personally like a portable dust collector that is dedicated to my router table. If you can split the dust hose using a ?T? you can collect dust at the router fence and again at the bottom of the table. This keeps your shop clean and organized.

There are so many accessories out there, it can boggle the mind. You can find almost anything for the most demanding project. With so many accessories available, I find it valuable to have a router table cabinet with drawers. Under the table portion of the cabinet is open so the router can breathe. Underneath I like having two drawers that keep all my router table items in one place. I could never keep all the little knobs, allen wrenches, collet wrenches and speed controls, to name a few, all organized. Ford GT 2005 Car Review

When I approach an exotic car that can go 204 MPH with a roof line that is only as high as my belt, I have low ergonomic expectations. I?ll probably get some bruising from the suspension and hopefully be distracted by the acceleration to forget how uncomfortable everything else is. I was only right about the acceleration.

The Ford GT is the remake of the 1966 Le Mans champion car called the GT40. The original GT40 was a great looking car, but this new GT has a spectacular exterior design. I?m normally quick to whine about a benign design concept, or a trunk line or the shape under the front bumper, or at least some little picky thing. But the more I looked around this car, the more admiration I have for this work of art. And the designers & engineers had to factor in stable aerodynamics at 200 MPH that would have flipped the original model on its top.

The 5.4-liter engine fills the entire back half of the car, and the supercharged V-8 produces 550 horsepower. For the performance fans: the GT?s 0-to-60 time is only 3.3 seconds, and it takes only 11.6 seconds to pass a ?-mile. The engine note is pretty plain; no NASCAR guttural tones or Formula-1 scream that I could tell; the glass partition between the interior cab and the engine deaden the sound. (From the inside you can turn your head to see a giant belt turning, to what I presume to be the superchargers).

Under the front hood is plenty of storage room for a sports car; about enough for 6 tennis balls or a pair of flip-flops, but not both at the same time! Once inside the car, you realize that the only storage is in the front trunk. There is no glove box, no side-pocket, no cup holder, but I suppose I could slide a few envelopes under my seat. But this is exactly what I want in a true sports car ? all business at propelling me forward and nothing flying around the cockpit as I take big g-forces in the turns.

The interior was much more comfortable than I expected, and the black and silver knobs and dash have an edgy look to them. It has the usual big red ?Start? button that many expensive cars have made popular (again), and toggle switches like a space shuttle for the rear defroster and hazard lights. The tachometer is the big dial in front of the driver and that irrelevant speedometer is off to the right, nearly next to the passenger. Don?t forget to set the temperature controls before you start moving because they are under your right elbow in the center console and awkward to reach while driving.

When driving the car, the biggest surprise I had is how comfortable it takes the potholes and uneven surfaces. I?ve ridden in sport BMW sedans that don?t ride this smoothly. The GT is easy to launch and shift, with power delivered without a noticeable spike from the superchargers. I didn?t get a chance to throw the car around many corners, but the low profile and wide stance would indicate an adeptness with lateral-speed.

If you are trying to avoid attention, I can?t think of a bigger mistake than being in this car. Everywhere I drove some people were staring and pointing, and at nearly every stop light, someone had a question about the car ? a lot more public attraction than any other unique production car I?ve piloted. But for the GT most of its features are extremes, and I am very pleased that Ford has proven it can compete in the +$150,000 world market.

Ten Tips for a Fast Home Sale

1. Jazz Up the Front Entrance.

A coat of paint and a new brass kick plate or doorknocker makes a welcoming impression. Remove any personalized doorknockers or signs from the front of the home. Remember to trim bushes and shrubs and keep walkways clear. A blooming plant or festive wreath is a nice touch.

2. Organize the Kitchen.

Kitchens sell homes–make yours appear more large and inviting! Clean off counters and organize cupboards and drawers. Store or pack seldom used appliances and large pans. Consider replacing the counter if it is worn or has an unusual color. Repair or replace leaky kitchen faucets and dated florescent light fixtures.

3. Reduce Clutter Inside and Out.

Sort out E-V-E-R-Y-T-H-I-N-G! Throw away anything you do not need and organize the rest. Too much stuff? Consider an off-site storage facility during the move. Donate unwanted items to a local charity. Campers, boats and old cars should be parked at a different location.

4. Clean.

Your home should be spotless and smell clean too! Remember to give attention to the yard and garage too. Buyers want to see the size of your garage not where you dumped all the stuff from the house. If you have a dog, make certain that the yard has been picked up before every showing and it is completely free of debris.

5. Paint.

Light neutral colors make small rooms appear larger. That cute personalization you painstakingly painted on your child’s wall is a paint-over project to a new buyer. Do them a favor and paint over before the first showing. Remove dated wallpaper and borders and paint walls. Use premium quality paint and remember to patch holes properly and tape woodwork prior to starting. A sloppy paint job can be more detrimental to your bottom line than no paint job at all.

6. Update Bath.

If cleaning and painting cannot help a dingy bath, consider replacing vanity, counter and sink. Look at the faucets and light fixtures. If they are vintage, consider replacing. Also consider installing new flooring or buy nice plush floor mats to make the bathroom cozy. If the tub is nasty and stained, look into having it resurfaced.

7. Make Minor Repairs.

Tighten knobs, fix leaky faucets, oil squeaking hinges, replace dirty filters, repair cracked windows and holes in screens. If it can be fixed, fix it! Buyers do not pay top dollar for a “project house”.

8. Fix Roof Leaks.

One tiny water stain on the ceiling will cause a buyer to question the entire roof. Find and fix the leak at the source. This may be the time to call in an expert. Repair any ceiling damage. Disclose any information on repairs made to potential buyers.

9. Explain a Wet Basement.

Do what you can to make repairs but be prepared to explain all existing and repaired problems to the potential buyers. Never try to cover signs of a wet basement.

10. Exterminate.

Call a professional to get rid of the pests, repair any damage, and allow time for any pesticide smells to dissipate before showing. One bug, dead or alive, can make a bad impression on a buyer. If you have periodic mice, remove the traps and bait before showings. Again, disclose any pest infestations to potential buyers before the sale.

Ezine Reading A Must for Success

Anyone that spends any time on-line will quickly learn the

importance of publishing your own ezine. I do not remember

one Gurus information reports that I have read that did

not suggest that you create your own ezine to aid in

building an on-line business.

What I do no believe I have ever read anything about though

is the importance of reading these Ezines!

With the Ezines that I subscribe to that publish daily or

more then once a week, I probably get 150 plus Ezines a week.

And I read every one of them.

I will admit that this is a very time consuming task especially

on Fridays when many weekly Ezines go out. As some of your know

I work full-time at home now and spend an average of 80-100

hours a week on building my on-line businesses.

I could probably cut out well over 15 hours a week if I just

unsubscribed to all these Ezines, or just deleted them all.

Why would anyone spend that amount of time reading Ezines

each week? The list is almost endless!

First, I have to be honest and say that I am afraid I am

going to miss something if I do not take time to read these.

Most Ezines are more then just a bunch of ads. To me, they

are my newspapers for on-line life.

From some of these I build personal relationships. I am kept

updated on the struggles one publisher is having with their

health and trying to keep all the work caught up. Another

shares the vacation highlights that they took. So why

should you care about who is sick or who went where?

If you work full-time at home, it can be a very isolated life.

I will admit this is part of the appeal for me. I also know

that I can not lose touch with the fact that people out there

are real. They have pains and trials, good times and bad,

and they take vacations. They are human and they are what

I want my on-line life to be about.

By reading about what is going on with other publishers, I

am reminded that I will have tough times, and that I can make

it through them. I am reminded that I am not alone in spirit

even though I work alone. And I am reminded to get off the

computer and have some fun occasionally, like taking a much

needed vacation.

The next thing I gain from reading all these Ezines is

knowledge, plain and simple. No one ever knows it all no

matter how long you might have been doing something. By

reading other publishers, I find knowledge that I can put

to use, and information I want to share with you. The useful

resources I find in all these Ezines are endless.

I also get ideas on how to improve my ezine. If there is

an ezine I particularly like, I look at why and see how I

can incorporate that positive into The-Net-Review. I find

ideas on how to grow this ezine so that my readers get

more benefit from their advertising.

Even the few Ezines that are not my favorites tell me

what I dont want to do like make The-Net-Review nothing

but an advertisement medium for me and my interests.

One of the biggest benefits I get from reading all these

Ezines comes from advertising opportunities. I place every

free ad I am offered. I enter every contest for chances

for free classifieds or solos. I send out my articles to

other Ezines for the writing experience and the free publicity.

Granted, classified advertising does not work as well as

solo ads do, but they do work. Take advantage of every

free advertising opportunity you can find until you can

afford a bigger advertising budget.

I also learn from reading others ads. If I am seeing

advertisements for a business opportunity in virtually

every ezine I read, I know that I should check it out.

You can often times end up much higher in a matrix for

a hot business opportunity because you saw the growth

before someone that doesnt bother with Ezines.

As I said at the start, the benefits that come from

reading Ezines can be endless. When you are trying to

figure out what to start on next, or get motivated to

even start, pull up an ezine. Spend a while reminding

yourself what you are trying to build, to accomplish.

Relax for a while then get back to work.

I understand how precious at-home work time can be if

you are also working full-time outside the home.

I firmly believe the time we put into reading Ezines

pays off tenfold. If you need to, print out some and

read them on your work breaks or lunch. I print off

e-books and read them while my daughter and I watch a

show together. She really doesnt care if I see the show,

she just wants me off the computer and close to her for

awhile.

Only you can decided if the time sacrifices that

reading a bunch of Ezines may take pays off for you.

But you wont know the benefits you are missing until

you spend the time seeing what you are missing.

There is a principle which is a bar against all

information, which is proof against all arguments

and which cannot fail to keep a man in everlasting

ignorance that principle is contempt prior to

Well, contrary to popular belief, you don’t have to spend a lot
of money to get decent results.

Even in this day and age, you still see occasional ads and fliers
on your front porch, windshield, tucked under your door, or in
your mailbox. Why? It’s simple: because they work!

Especially during summer months, when people are out and about,
working in the yard or taking walks through the neighborhood,
distributing fliers can be a very effective way to market your
small business.

You might be thinking that most of these fliers will eventually
end up in the trash can. That may be true, but before you
dismiss fliers as a marketing tool, think about what you do with
a flier BEFORE you throw it away. Don’t you at least look at it
first to see what it is? Better yet, do you keep it around to
use as scratch paper? Anything that will get your flier inside
the house will help you get your foot in the door.

Now, if you’re concerned about littering, try attaching rubber
bands to your fliers and hanging them around doorknobs instead of
laying them on porches. This will ensure that your flier is
seen, plus keep them from blowing around the street. If you want
your fliers to be more environmentally friendly, try printing
them on recycled paper and including a note at the bottom to
remind your prospects to recycle. If you want to take it a step
further, give them a date when you’ll be driving through their
neighborhood with a truck, picking up things to take to the
nearest recycling plant. You’ll not only help clean up the
neighborhood and our environment, but you’ll also get a chance to
be seen (with your logo on your truck) and even talk to people
face-to-face.

Now let’s discuss the nuts and bolts of putting your flier
together. First and most obvious, make copies of your flier on
brightly-colored paper. This will make them visible and more
likely to be picked up.

When writing your flier, keep in mind that you’re not writing the
great American novel. Keep your fliers to a half-sheet, allowing
you to save a lot of money and a lot of paper. The type should
be bold and large, in an easy-to-read font so it takes very
little time to read.

All your flier really needs is a snappy headline, a bulleted list
of the benefits of your product or service, and a phone number
with your business name. The headline will grab their attention,
the list will quickly state what you can do for them, and your
phone number, well, that’s obvious, isn’t it?

In short, a responsible flier campaign is a simple, down-to-
earth, effective way to get the word out. Best of all, they’re
nearly FREE!

Do you supply products and services to commercial customers and are unable to secure traditional bank financing? If so, do you very often have to wait 30 to 90 days or longer for your customers to pay your invoices? Which often leaves you short of the capital you need to effectively operate and build your business.

If you answered yes to both of these questions. Then there could be a source of business funding that could work for your business. That source of funding is the factoring of your accounts receivable invoices. Which could very well give you the capital you need to more effectively operate, expand, and grow. Because youll no longer have to wait for your customers to pay your invoices.

Whats more, the factoring of your accounts receivable invoices is much easier source of financing to access that traditional commercial bank financing. Because the factor doesnt look at the credit rating of your business, nor do they look at your personal credit rating. Both of which can be a problem particularly for new businesses. And other kinds of Businesses that dont meet the very conservative standards of most commercial banks. Instead factors base their decision to factor or not to factor your invoices on the credit of your customers.

Therefore, if you supply products and services to commercial customers who have good credit ratings, such as, government agencies, well established commercial firms, hospitals, universities, insurance companies, etc.. Then you can more than likely qualify for accounts receivable factoring.

In addition, as a rule, factors dont require long term contracts as in more traditional kinds of lending, nor do they ever audit your books. For these reasons and more, this makes obtaining an accounts receivable factoring loan a relatively quick, simple, and easy process, to give you the business funds that you need.

What the factor basically does is advance you between 70% to 80% of the value of your commercial invoices. The factor then collects the invoices directly from your customer. Once the factor collects on the invoices they subtract their fee, and then sends you the balance of the invoice amount. What will factoring cost you? Well, factoring fees start at about 4% for invoices collected within 30 days goes up to about 15% for invoices collected in 120 days or so. Thus, the fee depends on when the factor actually collects the invoice.

There are some business people who wrongly believe that factoring makes them appear financially unsound to their customers. If this is what you believe it is simply not true. Today many modern firms are factoring their accounts receivables. As a way to get the capital they need to effectively operate and build their profits faster. In fact, many commercial banks are actively referring they cant finance to factors. In addition, a number of major commercial banks have actually opened factoring divisions.

While factoring is not right for every business, it could be right for your business as a source of business funds that works for you. Particularly if your business is new, or you are unable to tap traditional commercial bank financing. Then factoring could very well be the answer to your business funding needs.
